Oak Tree Child & Family Services is a mental health clinic, providing care to all ages of clients. We are looking for someone to be our Maintenance Director. We are located at 511 Madison Ave in Fort Atkinson WI.
The Maintenance Director is responsible for the overall maintenance, safety, and operational readiness of all Oak Tree Child and Family Services facilities and grounds. This position ensures buildings, systems, equipment, and outdoor areas are maintained in compliance with applicable Wisconsin Department of Health Services (DHS) regulations, fire and safety codes, licensing requirements, and organizational policies.
Please note: This position will be anywhere from 5-20 hours per week, and will be extremely flexible with when those hours are done. You would receive requests of maintenance issues around the clinic and could complete them when you are available (daytime, nights, or weekends are all fine).

Facility Maintenance and Operations
- Oversee maintenance, repair, and general upkeep of all organizational buildings and grounds.
- Ensure facilities remain safe, sanitary, and in good repair in accordance with DHS licensing standards.
- Implement preventative maintenance schedules for HVAC, plumbing, electrical, and building infrastructure.
- Conduct routine inspections to identify safety risks or repair needs.
- Maintain operational readiness of facility systems including heating, cooling, lighting, and water systems.
Safety and Compliance
- Ensure compliance with Wisconsin DHS regulations, local building codes, and fire safety requirements.
- Conduct routine safety inspections and address hazards promptly.
- Maintain documentation required for DHS licensing inspections and audits.
- Ensure fire safety equipment is inspected and maintained on required schedules.
- Maintain emergency lighting, exits, and safety systems.
Repairs and Maintenance Coordination
- Perform or coordinate plumbing, electrical, carpentry, painting, and mechanical repairs.
- Manage maintenance work orders and prioritize based on safety needs.
- Coordinate services with licensed contractors when specialized repairs are required.
Grounds Maintenance
- Maintain safe outdoor areas including walkways, parking lots, and landscaping.
- Coordinate snow removal, lawn care, and seasonal maintenance.
- Monitor grounds for hazards affecting client or staff safety.
Documentation and Record Keeping
- Maintain preventative maintenance logs.
- Maintain safety inspection records.
- Maintain fire safety equipment inspection documentation.

- Ensure records are organized and available for DHS inspections
