Role Summary

The Senior Industrial Project Manager leads multiple or large, complex industrial construction projects from preconstruction through closeout. This role is accountable for safety, schedule, budget, quality, client satisfaction, and team development while driving best-in-class project controls and field execution.

Key Responsibilities

Safety and compliance; champion a zero-incident culture; ensure adherence to OSHA standards and O’Gary Construction Safety Standards, site-specific safety plans, and company policies.

Lead JSAs, safety audits, and corrective action follow-up.

Project planning and execution

Own full project lifecycle: preconstruction, buyout, mobilization, execution, commissioning, and turnover.

Develop WBS, CPM schedules (P6/MS Project), look-aheads, and recovery plans.

Coordinate permits, utilities, shutdowns, and start-up/commissioning with owners and facility teams.

Budget and Cost Control

Establish and manage project budgets, cost codes, and cash flow.

Oversee estimates, buyout strategy, procurement, and subcontractor awards.

Track cost-to-complete, earned value, and contingency; manage change orders and forecasting.

Quality and Technical

Implement QA/QC plans, inspections, and testing; ensure conformance with drawings/specs.

Resolve RFIs and submittals; lead constructability and value engineering.

Contracts and Risk

Administer prime and subcontracts, insurance, lien waivers, and claims mitigation.

Maintain risk registers and action plans; ensure documentation accuracy in project management systems.

Team and Stakeholder Leadership

Lead and mentor project engineers and field teams; align GC/CM partners and self-perform crews.

Facilitate OAC meetings, progress reporting, and client communications; protect client relationships.

Scheduling and Logistics

Sequence multi-trade work in active industrial environments, such as shutdowns and turnarounds, including outages and 24/7 construction operations.

Plan site logistics, equipment moves, and materials management to minimize downtime.

Reporting and Closeout

Provide monthly project billings, weekly and/or monthly reports as required, KPIs, and cost/schedule narratives with monthly project projections.

Drive punch list, training, O&M manuals, as-builts, and warranty handoff.

Qualifications

Bachelor’s degree in Construction Management, Engineering, or related field; equivalent experience considered.

7–10 years of project management experience in industrial construction (e.g., manufacturing, distribution, food and beverage, chemical/process, heavy industrial).

Proven success delivering projects $5M–$100M with complex MEP/process systems.

Strong command of project controls, CPM scheduling, buyout/procurement, and cost forecasting.

Proficiency with Procore (or similar), Primavera P6 or MS Project, Bluebeam, and MS Office.

Ability to read and interpret plans/specs, P&IDs, and shop drawings.

Excellent leadership, negotiation, and client-facing communication skills.

Valid driver’s license; ability to travel to job sites as needed.

Preferred

PMP, CCM, or equivalent certification.

OSHA 30, First Aid/CPR; TWIC a plus depending on client sites.

Experience with commissioning/turnover, shutdown/outage work, and self-perform trades.

Knowledge of Lean construction, last planner, and earned value management.

Familiarity with CMiC or similar ERP systems.

Success Metrics

OSHA recordable rate and leading safety indicators.

Schedule adherence (critical path, milestones) and cost performance (CPI/SPI, variance).

Change-order cycle time and accuracy of monthly forecasts.

Punchlist duration, first-pass quality, and client satisfaction/NPS.

Team development and retention.

Work Environment and Physical Requirements

This role is on-site based in Maumelle, AR, with regular visits to active construction sites.

Ability to navigate job sites, climb ladders, and lift up to 25–50 lbs. periodically.

Occasional night/weekend work during outages or critical milestones; limited travel to regional sites.
