Project Manager – Multifamily Rehab Projects

We are seeking a detail-oriented, proactive, and experienced Project Manager to lead and execute value-add renovations and construction oversight on our growing portfolio of multifamily assets.

Key Responsibilities:

• Manage all phases of multifamily renovation projects from pre-construction through completion.
• Coordinate scopes of work, construction schedules, contractor bidding, and material procurement.
• Supervise job sites to ensure work is completed on time, on budget, and to quality standards.
• Maintain ongoing communication with ownership, property management, general contractors, and vendors.
• Track budgets, invoices, and change orders; ensure financial accountability throughout the project.
• Ensure full compliance with Chicago building codes, permits, inspections, and safety standards.
• Conduct regular site walks, punch list reviews, and progress reporting.
• Identify and proactively resolve issues that could impact timelines or budgets.
• Maintain accurate records of project timelines, permits, inspections, and closeouts.
• Utilize project management tools (e.g., Monday.com, Google Workspace, Excel) to streamline processes.

Qualifications:

• 3 years of project management experience in construction, real estate, or multifamily renovations.
• In-depth knowledge of the Chicago construction environment, permitting process, and local subcontractor market.
• Proven ability to manage multiple projects simultaneously.
• Strong leadership, communication, and conflict resolution skills.
• Highly organized with a sense of urgency and attention to detail.
• Proficient with budget tracking and construction reporting software.
• Capable of navigating on-site logistics, trades, and municipal inspections.
• Self-starter with a problem-solving mindset who takes ownership of results.

Preferred Qualifications:

• Experience working with city inspectors, permit expeditors, and field teams.
• Bilingual (English/Spanish) for smoother communication with subcontractors and labor crews.
• Familiarity with value-add investment strategy and unit turnover workflows.
• Background in cost estimation and vendor negotiation.
