Maintenance Worker

NW Home Maintenance is seeking a Property Preservation Laborer. This position is responsible for performing a variety of tasks to maintain and secure vacant or foreclosed properties. You will ensure that all properties are in good, marketable condition and are in compliance with local, state, and federal regulations. The ideal candidate has experience in general maintenance and a strong work ethic.

Essential duties and responsibilities:

Property Securing:

• Change and re-key locks to ensure the property is secure.
• Board up or secure windows and doors to prevent unauthorized access and vandalism.
• Install lockboxes.

Property Maintenance and Repairs:

• Perform basic home repairs, including painting, drywall patching, and minor carpentry.
• Conduct general upkeep such as repairing fixtures, replacing flooring, and performing roofing repairs.

Cleanup and Debris Removal:

• Remove all trash, debris, and unwanted items from the interior and exterior of properties.
• Perform deep cleaning of properties, including carpets, appliances, and bathrooms, to prepare them for market.

Landscaping and Yard Maintenance:

• Perform lawn care, such as mowing, weeding, and trimming.
• Remove and dispose of fallen trees and branches.

Winterization:

• Prepare homes for colder weather by draining water lines, heating systems, and appliances to prevent damage from freezing.

Documentation and Reporting:

• Conduct property inspections and document the condition of the property with digital photos and written reports before, during, and after service.
• Submit detailed reports using industry-standard software.

General Duties:

• Adhere to all safety protocols and maintain a clean and organized work area.
• Ensure all preservation activities comply with client guidelines and local codes.

Qualifications and skills

Experience:

• Previous experience in property maintenance, janitorial, handyman or a related field is preferred.
• Experience with landscaping, debris removal, and minor repairs is an advantage.

Knowledge and Skills:

• Ability to use a variety of hand and power tools safely.
• Basic knowledge of electrical, plumbing, and carpentry is a plus.
• Proficiency with mobile apps and software for documenting work orders and inspections.

Soft Skills:

• Strong attention to detail for thorough inspections and accurate reporting.
• Excellent time management and organizational skills to handle multiple properties and deadlines.
• Resourcefulness and problem-solving abilities to handle unexpected issues.
• Effective communication for reporting to supervisors and documenting work.

Requirements:

• Must have reliable transportation and a valid driver's license.
• Ability to lift or move heavy materials and perform physical labor in various weather conditions.

Job Types: Full-time, Part-time

Pay: From $24.50 per hour

Expected hours: No more than 40 per week
