**Qualifications:**
- - Bachelor’s degree or equivalent professional experience.
- - Certified or accredited in commercial real estate management (CPM, RPA) preferred.
- - Minimum of 8 years of office property management experience preferred.
- - Demonstrated expertise in property operations, tenant relations, and financial management.
- - Strong leadership and communication skills, both written and verbal.
- - Proficiency in construction management and project coordination.
- - Current assistant property managers seeking advancement with relevant experience will also be considered.
**Key Responsibilities:**
- - Cultivate and maintain positive relationships with tenants, vendors, and service providers. Respond promptly and proactively to tenant needs and requests.
- - Manage the property portfolio’s revenue and expenses, utilizing sound financial practices to meet budgetary and financial objectives.
- - Ensure timely collection of receivables and adherence to lease obligations.
- - Coordinate maintenance requests, contact vendors, and oversee work completion to ensure quality and timeliness.
- - Develop and oversee the annual operating budget.
- - Manage accounts payable and receivable processes for the portfolio.
- - Support occupancy initiatives by fostering excellent tenant relations, maximizing renewal rates, and maintaining marketable spaces to company standards.
- - Investigate and resolve tenant complaints, disturbances, and violations.
- - Ensure compliance with all property management policies, procedures, codes, regulations, and governmental directives. Maintain accurate records in accordance with legal and company standards.
- - Facilitate tenant move-in and move-out procedures, including property orientation, vendor coordination, access arrangements, and insurance compliance.
- - Conduct routine site inspections to assess grounds, curb appeal, safety, cleanliness, and overall property appearance; implement corrective actions as needed.
- - Solicit bids from contractors, award contracts following approval, and oversee vendor performance to ensure compliance with service agreements.
