For further information, please visit us at www.nuveen.com/realestate Overview of the Role Responsibility for a range of Nuveen’s UK Logistics and Industrial Portfolio, across a number of Fund mandates with a combined current AUM of ca. £700m. The assets are geographically diverse and span all subsectors. You will be responsible for devising/executing business plans, undertaking leasing activity, building relationships with key Industrial/Logistics customers, and managing external service providers. You will work jointly with a range of Fund Managers and Senior Asset Managers within the team. Key responsibilities will include: The successful candidate will be working with UK based industrial assets with a wide geographical spread Pro-active asset management to deliver outstanding investment performance. Building and maintaining robust relationships with occupiers to understand their operational needs and assist with maximising value from leasing events. Aligning Fund investment strategy and decisions with ESG goals & objectives and achieving these goals. Working with the Funds’ independent valuers to provide relevant market data and deal evidence to help maximise Fund value. Preparation and implementation of business plans and identifying future initiatives to deliver outperformance. Negotiating Landlord & Tenant related lease events (rent reviews, break options, lease expiries, surrenders). Overseeing capex programme / refurbishment and dilapidations projects with a key focus on ESG. Managing the day to day relationship with external advisors including property managers, lawyers, leasing agents etc. Qualifications & Experience Required Undergraduate degree Relevant professional qualification(s) desirable (e.g. RICS) with ca 2-3 years PQE Experience and knowledge of real estate asset management Knowledge and experience of local law concerning lease agreement, legal real estate environment and notions in construction/urbanism Must have experience with UK industrial and demonstrate a passion to work in this area Ideally will have worked in real estate asset management, property management, valuation, leasing or occupational advisory role. Strong analytical skill set. Understanding of tenant mix, performance and operations Experience or demonstrable interest in ESG investing in Real Estate and its application within asset management Proficient with Microsoft Excel Experience of Argus/ Yardi or similar software desirable Competencies Required Initiative and self‐motivation Taking ownership and responsibility for seeing tasks through from start to completion Positive can-do attitude, with the drive and ambition to deliver expectations Ability to interact effectively with a dispersed and diverse stakeholder group Strong communication, both written and oral Persuading and influencing Team work Act in line with Nuveen Real Estate’s Company Values _____________________________________________________________________________________________________ Company Overview Nuveen is the investment management arm of TIAA.
