About the Role
We are seeking an experienced Project Manager with a strong background in residential remodeling who will manage the entire project lifecycle starting from property sourcing through final handover.
This role begins with sourcing remodel opportunities including identifying remodeling opportunities, inspecting homes, preparing detailed repair scopes, underwriting project feasibility, and assisting the acquisition and sales team.
Post acquisition, the Project Manager will oversee the full remodel execution — from initial planning and permitting to demolition, structural changes, interior upgrades, finishes, and project closeout.
The ideal candidate understands the complexities of older homes, remodel sequencing, and value-add renovations, and can coordinate seamlessly between acquisition, design, permitting, sales, and field execution teams.
Key Responsibilities
Sourcing, Evaluation & Underwriting (Starts BEFORE Demo or Construction)
- Help identify and source potential remodeling opportunities across designated markets.
- Conduct property walk-throughs and inspections to determine remodel needs, scope, and structural feasibility.
- Prepare detailed pre-acquisition scope-of-work (SOW) including structural, mechanical, cosmetic, and layout changes.
- Support the acquisition team by performing rehab underwriting, estimating costs, assessing renovation value, and assisting in offer price evaluation.
- Provide post-inspection repair addendum estimates and negotiate scope-based adjustments with sellers when needed.
- Participate in the sales and acquisition process, giving renovation expertise during property evaluation and buyer consultations.
Project Planning & Execution
- After acquisition, develop detailed project plans, schedules, and budgets aligned with the remodel scope.
- Oversee all phases of remodeling projects including site preparation, demolition, retrofitting, framing, rough-ins, finish work, and final inspections.
- Conduct pre-construction walk-throughs to identify structural constraints, load-bearing changes, outdated systems, and code compliance issues.
- Prepare final construction-ready SOW for additions, kitchen and bath remodels, ADUs, full-home renovations, and value-add upgrades.
On-Site Management
- Supervise subcontractors, trades, and field teams to ensure execution aligns with design intent, timelines, and quality standards.
- Monitor daily progress, inspect craftsmanship, confirm finishes, cabinetry, flooring, and fixtures meet specifications.
- Manage project sequencing efficiently to minimize downtime, eliminate rework, and keep all trades aligned.
- Enforce safety procedures and ensure compliance with building codes, local permitting regulations, and inspection requirements.
Coordination & Communication
- Collaborate with architects, engineers, designers, and vendors on remodel-specific elements such as layout revisions, retrofits, custom millwork, and MEP upgrades.
- Maintain proactive, clear communication with stakeholders regarding schedules, updates, risks, and deviations.
- Review, negotiate, and approve change orders with a strong focus on cost control and transparency.
Quality & Compliance
- Conduct routine inspections throughout each remodel stage: sourcing inspection, demo, rough-in, framing, waterproofing, mechanicals, and finish.
- Ensure all work adheres to standards for structural integrity, energy efficiency, and high-quality finishes.
- Manage punch lists, warranty sessions, and ensure complete client satisfaction at project closeout.
Budgeting, Procurement & Cost Control
- Accurately estimate labor, materials, and subcontractor pricing across multiple remodel scopes (pre-acquisition and during construction).
- Track expenses, maintain cost-to-completion reports, and ensure profitability across all assigned projects.
- Negotiate contracts, manage vendor relationships, and ensure timely delivery of materials and finish items.
Qualifications
- Experience: 5–8 years of experience in residential construction or remodeling, with at least 3 years in renovation-heavy or existing-structure projects.
- Education: Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field preferred.
- Technical Skills:
- Strong understanding of remodel sequencing, retrofits, structural changes, and MEP upgrades.
- Experience in underwriting renovation projects and preparing detailed SOWs pre-acquisition.
- Proficiency in project management platforms such as Buildertrend, CoConstruct, Procore, or similar.
- Ability to evaluate homes accurately during sourcing to determine feasibility and project ROI.
