Property Manager - NOVA PROPERTY MANAGEMENT
Location: Anchorage, Alaska
Job Type: Full-time Monday - Friday 8am - 5pm
Salary: Competitive, based on experience (Average salary range in Anchorage is around $59,564 to $64,978 plus commission)
About the Role:
We are seeking a proactive and detail-oriented Property Manager to oversee the day-to-day operations of our residential properties in Anchorage. The ideal candidate will be a strong communicator with a knack for fostering positive tenant relations while ensuring our properties are well-maintained and financially successful. This is an excellent opportunity for an experienced professional who understands the unique challenges of the Alaskan market, such as managing properties through extreme seasonal changes.
Responsibilities:
- Manage all aspects of tenant relations, from initial inquiries and application processing to lease agreements and move-outs.
- Collect rent and other payments, and enforce lease agreements fairly and consistently.
- Coordinate and oversee maintenance and repair requests, including managing external contractors and vendors.
- Conduct regular property inspections to ensure safety, aesthetic appeal, and proactive maintenance.
- Ensure properties remain in compliance with all national, state, and local regulations, including fair housing laws.
- Implement strategic marketing to attract and retain tenants in Anchorage's active rental market.
- Respond to after-hours emergencies as needed.
Requirements:
- Alaska Real Estate License: All property managers in Alaska must hold a real estate license to legally manage properties.
- Proven experience in property management, preferably within the Alaskan market.
- Strong understanding of real estate law, leasing practices, and property accounting.
- Excellent communication, negotiation, and problem-solving skills.
- Proficiency in property management software (Yardi).
- A valid Alaska Driver's License and a clean driving record.
- Ability to work independently and manage multiple priorities effectively.
