Lead Transformative Real Estate Development Projects

We are seeking an experienced Development Director to lead development projects from initial feasibility through stabilization and asset transition. This individual will manage multiple projects simultaneously while collaborating with executive leadership, consultants, contractors, municipalities, lenders, investors, and internal teams to ensure projects are executed successfully. This seat sits inside a multi-decade pipeline that includes large-scale mixed-use, hospitality, retail, and master-planned community work across the Pikes Peak region.

What You'll Do

Development Management

•      Lead projects through feasibility, planning, entitlement, design, financing, construction, lease-up, and stabilization.

•      Evaluate development opportunities, site constraints, infrastructure requirements, and project risks.

•      Coordinate due diligence activities including environmental, geotechnical, survey, utility, drainage, and civil investigations.

•      Develop project schedules, budgets, and execution strategies.

Financial Analysis & Underwriting

•      Build and maintain development pro formas and financial models.

•      Analyze project feasibility, returns, risks, and development scenarios.

•      Support financing activities, lender requests, investor reporting, and project draws.

•      Monitor development assumptions, budgets, and overall project performance.

Design, Entitlements & Consultant Coordination

•      Manage architects, engineers, planners, landscape architects, and specialty consultants.

•      Oversee projects through conceptual design, permitting, and construction documentation.

•      Coordinate entitlement efforts with municipalities, utilities, regulatory agencies, and project stakeholders.

•      Identify value engineering opportunities while maintaining project objectives and quality standards.

Construction & Project Execution

•      Participate in preconstruction planning, pricing exercises, constructability reviews, and scope development.

•      Monitor project schedules, budgets, cost reports, and change orders throughout construction.

•      Collaborate with project managers and construction teams to resolve issues and maintain project momentum.

•      Ensure completed projects transition successfully into operations and asset management.

Qualifications

Required

•      Bachelor’s degree in Real Estate, Architecture, Construction Management, Engineering, Finance, Planning, or a related field preferred. Equivalent experience will be considered.

•      7 years of experience in real estate development, construction management, architecture, engineering, or a related field.

•      Experience managing complex commercial real estate development projects.

•      Strong understanding of development, entitlement, design, and construction processes.

•      Advanced financial modeling and underwriting skills.

Preferred

•      Ground-up development experience.

•      Experience with multifamily, hospitality, retail, office, mixed-use, entertainment, or community-oriented projects.

•      Owner/developer-side experience.

•      Experience navigating municipal approvals, utilities coordination, and entitlement processes.

•      Familiarity with public-private partnerships, incentive programs, and economic development initiatives.

Compensation & Application Information

•      Salary range: $140,000 – $160,000 annually. Placement within the range is based on experience and qualifications, with room for growth over time based on individual performance and the value you add to the team and our projects.

•      This position is eligible for an annual performance bonus.

Location & Work Environment

This position is based in Colorado Springs, Colorado and requires full-time, in-person participation. The role includes a combination of office and field responsibilities, with regular interaction with consultants, contractors, municipalities, lenders, investors, and internal stakeholders. Limited local and regional travel may be required.
