General Description
This position plays an important role in maintaining safe, functional, and well-equipped Agency facilities across the service area. The Maintenance Specialist provides building, grounds, equipment, and fleet maintenance support for multiple Agency locations and works closely with Operations to coordinate repairs, vendor services, workspace changes, and facility upkeep.

Essential Duties
  • Perform routine, preventive, and corrective maintenance for Agency buildings, grounds, and meal sites across the service area.
  • Conduct inspections and complete repairs to help ensure facilities remain safe, functional, and presentable.
  • Coordinate and monitor vendor and contracted services such as HVAC, janitorial, groundskeeping, elevator maintenance, pest control, recycling, and debris removal.
  • Schedule services, manage work orders, obtain vendor quotes, and document maintenance activities.
  • Install, configure, and adjust office workstations, modular furniture, walls, and ergonomic equipment.
  • Assist with office moves, workstation setup, and space planning in coordination with Agency leadership, Human Resources, and IT.
  • Troubleshoot and complete minor repairs on building systems and equipment including plumbing fixtures, furniture systems, sit/stand desks, HVAC components, and selected kitchen equipment.
  • Assemble and move furniture, shelving, cubicles, supplies, and equipment between Agency locations.
  • Maintain safe exterior conditions by clearing sidewalks, walkways, and parking areas of debris or hazards.
  • Coordinate inspections and maintenance for Agency vehicles and document vehicle safety concerns.
  • Provide logistical and operational support for meetings, trainings, and Agency events as needed.
Minimum Qualifications
A qualified applicant will have a minimum of four (4) years of equivalent combination of education and/or experience which demonstrates the knowledge, skills and abilities required. The following qualifications meeting the minimum requirements will be considered:
  • High school diploma or GED
  • Four (4) years of progressively responsible experience in commercial, institutional, or industrial facility maintenance, including hands-on work in one or more of the following trades: HVAC, electrical, plumbing, carpentry, or general building systems repair. Experience must include direct responsibility for maintenance and repair of building systems and not be limited to custodial, landscaping, or support functions.
Other Requirements
Driving for Agency Business. Positions that require driving must possess a valid driver’s license and maintain an acceptable driving record. May require proof of personal automobile liability insurance in accordance with ORS Chapter 806 and use of a personal vehicle.
Background Check. Employment is contingent upon successful completion of a criminal history check. Conviction of a crime does not automatically disqualify an individual from employment. Some positions may require additional screening, including but not limited to state or national fingerprint-based background checks.

Knowledge, Skills, and Abilities
  • Working knowledge of commercial building systems such as HVAC, plumbing, lighting, electrical fixtures, and general building maintenance.
  • Ability to diagnose facility and equipment issues and complete routine repairs safely and effectively.
  • Experience using hand tools, power tools, and maintenance equipment.
  • Ability to coordinate vendor services and monitor work completion.
  • Ability to install and adjust office workstations, modular furniture, and ergonomic equipment.
  • Ability to manage multiple work orders and prioritize work based on operational needs.
  • Strong communication and customer service skills with staff, vendors, and program partners.
  • Basic computer proficiency including email, word processing, spreadsheets, and internet applications.
  • Ability to work independently, exercise sound judgment, and maintain accurate records.
Work Environment and Physical Demands
  • Work is performed in office, warehouse, facility, and outdoor environments.
  • Frequent use of hand tools, power tools, maintenance equipment, and Agency vehicles.
  • Regular standing, walking, bending, reaching, climbing, and lifting.
  • Ability to lift and move up to 75 pounds with appropriate safety equipment.
  • Frequent travel throughout the Agency service area.
  • May require occasional irregular hours depending on maintenance or operational needs.
  • Interaction with staff, vendors, and members of the public in office and community settings, including occasional exposure to weather, cleaning products, confrontational behavior, communicable illness, or domestic animals.
