SUMMARY / OBJECTIVE
The Maintenance Technician / Kitchen Assistant is responsible for supporting both property maintenance and food service operations. This position will assist with grounds cleanup and repairs, apartment turnovers, janitorial tasks, and kitchen support including food preparation, service, and sanitation. Technical expertise in one or more building trades and familiarity with kitchen operations are highly desired.
As part of the on-site team, this role will maintain a clean, safe, and welcoming environment for residents while demonstrating excellent customer service and teamwork. This position reports directly to the Property Manager and Food Service Manager.
This is a part-time position (approximately 24–30 hours per week), with the possibility of full-time hours for the right candidate by combining Kitchen Help and Maintenance Technician duties.

ESSENTIAL FUNCTIONS
Maintenance Responsibilities
- Completes work orders in a timely and accurate manner.
- Cleans up after work is complete.
- Performs repairs on the property, including painting, carpentry or wall repair, and minor plumbing, electrical, air conditioning, and heating.
- Secures, cleans, and repairs units during the turnover process as directed by the Property Manager.
- Maintains exterior common areas and grounds, including lawns, shrubbery, parking areas, and trash pickup.
- Provides on-call maintenance service as directed by the Property Manager. Responds to emergencies as instructed and completes incident/accident reports.
- Completes preventative maintenance activities through the Recurring Work Order process.
- Advises the Property Manager on overall property condition and potential hazards.
- Utilizes Yardi maintenance/work order system to record and close out maintenance work.
- Performs triannual unit inspections with the Property Manager.
- Completes assigned training in a timely manner.
- Performs other related duties as assigned.
- Assists with food preparation, cooking, and serving meals to residents according to established recipes and food handling guidelines.
- Works in a fast-paced kitchen environment while maintaining a high standard of cleanliness and safety.
- Follows all sanitation, hygiene, and food safety regulations as required by state standards.
- Maintains a clean and sanitary work area in the kitchen at all times.
- Reports any kitchen equipment issues promptly to the Food Service Manager.
- Assists with food planning and preparation for resident events and special occasions.
- Communicates regularly with the Food Service Manager regarding supplies, food inventory, and kitchen concerns.
- Arrives on time for shifts, following proper dress code including chef coat, non-slip shoes, and hair restraints.
- Works weekends and holidays as scheduled.
- Collaborates positively with dining room and maintenance staff to provide excellent resident service.
- Tracks work time and checks company email each shift.
- Demonstrates strong communication and teamwork skills when interacting with residents, vendors, and coworkers.
- Follows written and verbal instructions accurately and completes tasks with attention to detail.
- Uses computer systems for work orders, email, timesheets, and training.
- Performs physical tasks including lifting, climbing, pushing, pulling, and extended periods of walking or standing.
- Works collaboratively as part of the site team and adapts to changing priorities.
- Operates maintenance tools, trade equipment, and kitchen machinery safely and effectively.
