POSITION DESCRIPTION:
- I. PURPOSE/RATIONALE
This is a full-time salary exempt position supervised by the Maintenance Supervisor. The purpose of this position is to ensure that all maintenance needs are addressed right away, to supervise and instruct individuals served by the Supported Employment Program, and to assure the implementation and delivery of the services and supports designated in Quality Assurance (QA) Plan. The job of a Maintenance Tech involves repairs, servicing, and upkeep of all NSS properties.
II. EDUCATION & EXPERENCE REQUIRED
This position requires a high school diploma or a GED and at least 2 years of experience.

The candidate must be familiar with general knowledge and skill level in household repairs, maintenance, basic vehicle knowledge, and supervising adults with disabilities.
III. PHYSICAL REQUIREMENTS AND WORKING CONDITIONS
Work involves moderate to heavy work in all types of weather. There is frequent need to stand, stoop, walk, lift heavy objects (up to 50 LBS) and perform other similar actions during the workday.
Valid Maryland Driver’s license and clean driving record.
Required to work around many hazardous materials including but not limited to gasoline, diesel fuel, oil, solvents, etc.
Work flexible hours as required. This may include evenings, weekends, and holidays.
IV. SKILLS REQUIRED
General knowledge of household repairs, painting, cleaning carpets, plumbing, etc.
Must have good written as well as verbal communication and interpersonal skills, including the ability to interact positively, effectively, and diplomatically with individuals, co-workers, community residents, and family of individuals, advocates, DDA staff and other agency staff.
Ability to respond to crisis situations efficiently and effectively.
Provides support to the residential and the day program such as moves, bad weather, emergencies, etc.
Preforms other duties as directed by the Maintenance Supervisor, Operation Manager, & Day Program Manager.

Meet with Maintenance Supervisor to review environmental documentation to ensure all maintenance requests are addressed in reference to the Quality Assurance (QA) Plan.
V. RESPONSIBILITIES AND DUTIES
Maintenance
The day program and each ALU will be inspected monthly by maintenance. Inspections consist of the following:
· Smoke detector and fire extinguisher inspected monthly
· Fire escape routes functional and unobstructed
· Completes weekly environmental audits of each ALU and day program
· Collects and responds to all maintenance requests with the desired time frame (48 Hours)
· Forwards all finished maintenance request to the day program manager
· Carbon Monoxide detectors are operational with back up batteries
· Fire drill and evacuation drills are complete random one house per month
· Water, refrigerator, and freezer temperature comply with established specifications
· First Aid kit stock meets agency requirements
· Troubleshoots minor maintenance problems involving electrical, structural, plumbing, and equipment repair or replacement
· Performs routine plumbing repairs such as unstopping toilets, sinks/urinals, fixing water leaks, leaking faucets, and water fountains
· Performs routine electrical repairs such as changing light bulbs or fluorescent lamps in hard-to-reach places
· Purchases supplies, equipment, and materials necessary to complete projects
· Assembles and moves furniture, hang pictures and bulletin boards
· Supervise repairs such as replacing doorknobs or locks, repairs door closures, and patches holes in walls
· Paints interior and exterior walls
· Supervise snow removal ensuring coordination of materials.
