Maintenance Operations Supervisor-Employed through Northstar Residential

The Maintenance Operations Supervisor leads and manages maintenance logistics, ensuring the smooth operation of all maintenance activities, leads and oversees maintenance technicians and caretakers.

Maintenance Operations Supervisor Key Responsibilities:

· Oversight of Northstar Residential Maintenance Team: Hire, train, and manage maintenance staff. The maintenance operations supervisor provides ongoing leadership, performance feedback, and, when necessary, make decisions regarding promotions, terminations, or disciplinary actions. Hire vendors to assist with maintenance and caretaking needs when staffing levels are unable to meet needs of the organization. Implement quarterly staff meetings/trainings with NorthStar maintenance staff.

· Schedule and Conduct Periodic Site Inspections: To ensure properties are maintained with high standards and ensure compliance with safety protocols and regulatory standards, will perform regular site inspections to evaluate the condition of Northstar Residential facilities, equipment, and systems. Conduct additional site inspections alongside inspectors working for municipalities, financial lenders, and service providers. Approve, schedule and inspect work done by vendors to ensure quality of work and permitting requirements. Utilize and maintain a dedicated inspection software for detailed reports.

· Monthly meeting with owners to discuss maintenance items/concerns.

Work Order and Asset Management: Maintain electronic work order system to streamline maintenance requests, track progress, and enhance communication across departments. Oversee an inventory management system to maintain proper stock levels of tools, equipment, and supplies, ensuring availability and reducing downtime. Review requests for asset replacement. If approved, order asset replacements. This will be achieved with implementation of a purchase order number system for purchases over a set amount.

· Maintenance Planning: Develop and implement preventative maintenance schedules to ensure the longevity of equipment and reduce downtime. Create and maintain ongoing list of maintenance special projects/needs. Create and maintain ongoing list of maintenance needs that can be achieved through capital improvements. Maintain maintenance budget and maintenance expense forecasting.

· Prioritize Workflow & Resource Allocation: Ensure proper staffing levels are maintained to meet operational demands. Optimize resource allocation for efficient use of labor and materials. Create and maintain the on-call staff schedule with Regional Manager, ensuring adequate coverage during nights, weekends, and emergencies.

· Gather Bids and Oversee Projects: Solicit bids for larger maintenance and repair projects, evaluate contractor proposals, and oversee the execution of projects to ensure timely and cost-effective completion. Liaise with third-party service providers and contractors for specialized repairs and maintenance services, ensuring quality and cost-effectiveness.

· New Construction: Review new construction projects for common maintenance concerns, provide suggestions on products and designs to reduce volume of work orders. Prepare new construction projects with maintenance shop setup, equipment ordering, and stocking of required supplies. Oversee new construction punch lists and warranty concerns.

Pay: $75,000.00 - $85,000.00 per year
