We are searching for the ideal candidate to lead the position of Property Manager. Position is offered in Fond Du Lac, Wisconsin to oversee a local apartment complex.
Position Summary:
The Multi-Family Property Manager is responsible for overseeing the daily operations, financial performance, and maintenance of a residential multi-family property or portfolio of properties. This role ensures high occupancy rates, tenant satisfaction, and the overall success of the property through effective leadership, budget management, and strategic decision-making.
Key Responsibilities:
Property Operations Management:
- Oversee day-to-day operations of the property, ensuring smooth and efficient processes.
- Conduct regular property inspections to ensure adherence to quality, safety, and cleanliness standards.
- Manage vendor relationships and oversee maintenance requests, repairs, and capital improvement projects.
Leasing & Occupancy:
- Develop and implement marketing strategies to attract and retain tenants.
- Becomes a market expert, with a working knowledge and understanding of their competitive set, including but not limited to rental rates, amenities, occupancy, etc.
- Oversee the leasing process, including showing units, and confirming proper completion of paperwork.
- Maintain high occupancy rates by ensuring timely unit turnovers and effective lease renewal strategies.
- Ensure timely and polite communication and follow up to prospective tenants.
- Maintains strong working knowledge of rental rates, tenant costs, rules and regulations of the property.
Financial Management:
- Monitor and ensure rent is paid and collected on time and as outlined in the tenant’s lease.
- Monitor expenses and make smart business decisions that align with owner’s goals and expectations.
- Review and approve invoices and ensure accurate and timely financial documentation.
Tenant Relations:
- Serve as the primary point of contact for residents, addressing concerns and resolving issues promptly.
- Foster a sense of community among residents by organizing events and maintaining open communication.
- Enforce lease agreements and property rules.
- Develop and enforce safety protocols and procedures.
Leadership & Team Management:
- Hire, train, and supervise on-site staff, including leasing agents, maintenance technicians, and assistant managers.
- Conduct performance evaluations and provide coaching and development for team members.
- Ensure staff compliance with company policies and procedures.
Skills & Abilities:
- Communication: Ability to clearly and effectively communicate with residents, staff, and vendors. Must have strong customer service skills.
- Problem-Solving: Capable of identifying issues and developing creative solutions to address them.
- Leadership Abilities: Strong leadership skills to inspire and guide on-site teams.
- Financial Literacy: Proficient in expense management.
- Marketing Expertise: Experience in developing and executing strategies to attract and retain tenants.
- Negotiation Skills: Ability to negotiate vendor contracts, lease terms, and resolve disputes.
- Project Management: Skilled in managing capital improvement projects, unit turns and maintenance schedules. Must have exceptional time management skills
- Technical Proficiency: Must be comfortable using technology and become proficiency in AppFolio and Microsoft Office applications.
- Time Management: Ability to prioritize tasks and manage multiple responsibilities effectively.
- Attention to Detail: Strong focus on maintaining property standards.
Working Conditions:
- On-site at the property or properties under management. No remote work.
- Availability to work weekends, evening, and be on-call as needed.
- Ability to walk properties and perform inspections.
- Ability to walk across uneven terrain and up and down stairs.
- Ability to lift up to 30 pounds.
- Physical demands include occasional cleaning, garbage pick-up and from time to time lifting and moving supplies.
