HVAC TECHNICIAN

STANDARD POSITION DESCRIPTION

 

Classification: Maintenance                                                             Location:  Maintenance

 

Reports to:  Grounds & Maintenance Supervisor                          FLSA Status:  Non-Exempt

                                                                  

Bargaining Unit: Operating Engineers

 

This is a standard position description to be used for positions with similar duties, responsibilities, classification and compensation.  Employees assigned to the position description may or may not perform all of the essential functions indicated in this position description.

Part I:  Position Summary

 

Responsible for constructing, installing, modifying, repairing and maintaining heating, ventilation, and air conditioning equipment and environmental control systems.  Participates in reviewing heating and cooling requirements and making recommendations to achieve optimum system effectiveness and efficiency.

 

Part II:  Supervision and Controls over the Work

 

Work is performed under the general supervision of the maintenance supervisor who assigns responsibilities and sets priorities.  Employee is expected to perform with a high degree of independence to include planning the work for efficiency and for avoiding unnecessary disruption of the education learning environment.  Completed work is evaluated for timeliness, completeness, safety, and efficiency of equipment operation.               

 

Part III:  Major Duties and Responsibilities (depending on specific assignment): 

 

Duties and responsibilities include but are not limited to:

  1. Analyzes HVAC system requirements, conducts research on new equipment and procedures, and recommends new systems or modifications.
  2. Interprets equipment diagrams and schematics, and blueprints.
  3. Utilizes diagnostic equipment to assess malfunctions and determine needed repairs.
  4. Plans work based on appropriate sequence and procedure.
  5. Determines required supplies and materials and takes action to assure the availability of such materials at the time needed.
  6. Installs, maintains, troubleshoots and repairs heat pumps, chillers and associated equipment.
  7. Installs, wires, and programs controls and other related electrical equipment.
  8. May supervise or direct helpers and other staff in performing the above work.
  9. Installs, maintains, troubleshoots and repairs hydronic centralized boilers, circ pumps and all associated equipment.
  10. Performs other duties as assigned.

Part IV:  Minimum Qualifications:

  1. Incumbents must have successful experience in working with culturally diverse families and communities, or have otherwise demonstrated a commitment to strengthening engagement of a diverse community and skill in communicating with a diverse population.

  2. Graduation from high school or equivalent.

  3. Minimum of two years of commercial, k-12 or higher education level experience in the HVAC trade.

  4. Working knowledge of facility maintenance and systems.

  5. Ability to work effectively in a school environment with priority emphasis on safety and minimal disruption of the educational instruction process.

  6. Initiative and ability to work with minimal direction; sound judgment and decision making capabilities are essential.

  7. Knowledge of state and local codes related to assigned trade/craft.

  8. Must possess a valid Washington State driver’s license and a safe driving record and be able and willing to operate district owned vehicles. May be required to possess or obtain a Commercial Driver’s License.

  9. Knowledge of Direct Digital Control (DDC) Automated Systems.

  10. Responds to emergency situations during or after hours for the purpose of resolving immediate safety concerns.

Part V:  Desired Qualifications:

  1. Trained in First Aid. CPR and defibrillator training may be required. 
  2. Journeyman electrician knowledge.
  3. Boiler Experience, Operators License or Certificate.
  4. Universal Refrigeration Certificate.

Part VI:   Physical and Environmental Requirements of the Position:

 

The physical demands and work environment described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

While performing the duties of this job, the employee is frequently required to bend, crawl, sit, talk, move about, hear and speak. May be required to work in restricted spaces, from a prone position, and/or under difficult lighting and access conditions. Noise level may be high when operating power equipment or servicing HVAC equipment. Employee may be exposed to outside weather conditions especially in emergency repair situations.

The employee must occasionally lift and/or move up to 60 pounds and greater than 60 pounds using appropriate equipment.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Employee is required to use properly use such safety equipment as is appropriate to the work to prevent injury to self or others.

 

Insurance Benefits

 

Employees who are anticipated to work 630 hours  during the school year (September 1 through August 31) are eligible for medical, dental, vision, long term disability and basic life insurance benefits.

Retirement and Deferred Compensation

 

Eligible employees  are required to be a member of the Washington State Department of Retirement Systems Plan. .  For eligibility  information, check on the link to the Department of Retirement Systems' web site.

 

Employees also have the ability to participate in tax deferred 403(b) and 457 Deferred Compensation Plans (DCP). These are supplemental retirement savings programs that allows you control over the amount of pre-tax salary dollars you defer as well as the flexibility to choose between multiple investment options.
