PUNCHLIST/WARRANTY SUPERINTENDENT
Detail orientated Punchlist & Warranty Superintendent is to help lead close out of projects, manage developer warranty issues and protect the company’s reputation for quality prior to and after building turnover. This role owns the final mile of each job: creating and driving pre-punch and punch lists to completion, coordinating trade partners for warranty work, and ensuring issues are resolved quickly, safely and to a high standard.
Key Responsibilities
- Lead project closeout by generating, organizing, and tracking punch lists with the project team, architect and owner until all items are completed.
- Takes ownership of assigned job near closeout to identify quality issues, safety concerns, and warranty risks before turnover.
- Schedule and coordinate subcontractors and vendors to complete punch list and warranty items within 6 week look ahead schedule timeframes.
- Document all punch and warranty items in Procore, including photos, notes and due dates.
- Serve as the primary point of contact for owners/property managers on post-occupancy issues, communicating clearly and professionally about schedules and resolutions.
- Verify completed work meets contract documents, manufacturer requirements, and company standards before closing items.
- Track and report recurring warranty trends to PMs and General Superintendent to help reduce future issues and warranty costs.
- Support site safety by enforcing company safety policies during punch and warranty activities to ensure trade partners follow all safety requirements.
Requirements
- 5 years of experience in field leadership roles such as superintendent, assistant superintendent, foreman or service tech. Preferably with commercial, residential and multifamily experience.
- Strong understanding of construction details, building systems and typical punch list/warranty issues.
- Ability to read and interpret plans, specifications and submittals.
- Ability to utilize Procore app
- Excellent organization and follow-through; able to manage multiple jobs’ punchlist at a time.
- Ability to lead and delegate tasks to NSC internal punch team.
- Valid driver’s license and ability to travel between jobsites as needed.
- Ability to fill in at different project stages as staffing needs change
- Full time position; schedule may require occasional evenings or weekends to access occupied spaces or meet owner timelines.
