Position Summary
We are growing! North Rock Real Estate is a full service commercial real estate company. The ideal candidate will show history of significant responsibility in a commercial or residential property setting with in depth understanding of HVAC, electrical, plumbing, fire/life safety, appliance repair, carpentry, and control systems.
Duties and Responsibilities
- Working under limited supervision, this position will be assigned to a portfolio of commercial properties of over 500k square feet and roughly 100 apartment units. This role will be tasked with working directly with tenants and third-party vendors, proactively addressing maintenance and equipment problems while providing exceptional customer service. Responsibilities will vary by property.
- Operates, maintains, monitors, and performs preventative, predictive, and corrective maintenance on building equipment, which may include: mechanical/HVAC/plumbing systems, fire detection and suppression, life safety, lighting, temperature control systems, and building management systems.
- Perform minor HVAC maintenance, such as replacing filters, motors, belts and bearings.
- Repair doors, ceilings, hand railings, and floors and other general repairs, adjustments and installations about the property.
- Prepares make-ready apartments and commercial units, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any other necessary duties.
- Maintains the building lighting systems throughout several facilities, including element and ballast repairs or replacements.
- May be asked to maintain or monitor different aspects of grounds of property.
- Responds immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns.
- Review assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to efficiently complete the work order at hand.
- Complete special projects as directed by Property Managers.
- Perform routine services to properties including removing trash/debris from lawn & pavement, blowing out parking lots, keeping parking are and drains clear of debris, adjusting time clocks, keeping building dumpster areas clean, portering services, placing tenant salt buckets in late Fall, inspecting roof, etc.
- Perform basic electrical, carpentry, and locksmith tasks as needed.
- Assists with the onboarding of properties, including building information and routine maintenance schedules.
Work Environment:
Maintenance technicians in property management typically work on-site in residential or commercial properties. The job may involve exposure to various weather conditions and physical demands, such as lifting heavy objects and working in tight spaces.
Tools and company truck are provided.

Qualifications and Requirements
· General maintenance experience, knowledge of mechanical, HVAC, appliance repair, light carpentry, plumbing systems, lighting, temperature control systems, building management systems, floor repair, ceiling and drywall, door / key system repairs, and electrical knowledge.
· Boilers License (preferred).
· EPA Certification (preferred)
· Valid Drivers License.
· AppFolio, Yardi or other property management software experience (preferred)
· Willingness to obtain other licenses if needed.
· Ability to interact day-to-day with staff, tenants, vendors, and building owners.
· Minimum 3 years in the industry.
· Experience working with computers and various building control systems (preferred).
· 7:00 am to 4:00 pm, Monday through Friday.
· Shared on-call for emergencies.

Pay: $25.00 - $30.00 per hour
