Construction Project Manager

NRP - Job Description - Construction Project Manager - December 2024 

Job requirements: 

1. Clean Work Attire (company Shirts)
2. Reliable, punctual, organized
3. Ability to lead and delegate
4. Computer Skills – Yardi, Excel and Outlook
5. Excellent Communication acumen & follow up
6. Dispatch for all construction supervisors and personnel  
7. Submit weekly total jobs report update to General Manager

1. Pre-Construction & Job Set up

1. Conduct all 1st time job walks with owner.
2. Create all Job Scopes – Coordinate with Owner
3. Assist in coordinating all blueprints, designs, engineering & specs for each job
4. Submit all paperwork for Permitting/track /pay fees
5. Oversee all specs, scheduling & Budget for accuracy and consistency

1. Job Estimating & Contract’s
   1. Coordinate all sub-contractors on Job walks and obtain bids per plans and specs

1. Complete all Cost estimating per job as required
2. Prepare all owner contracts
3. Prepare list of all Vendors and Subs - execute all Sub-contractor Contracts
4. Track all sub-contractors and Vendors paperwork- licenses, insurance

1. Change orders and Billings
   1. Prepare and submit all change orders as needed per job
   2. Review all updated billings per job and budget vs actual reports with Division GM Monthly

1. Final Job Walks & Paperwork

1. Submit all final billings and change orders for processing
2. Coordinate the payments/lien waivers of all Sub contractors
3. Prepare, review and submit all final Job Reports/billing and reconciliation reports
4. Close out all permits
