We are looking for an experienced Building & Grounds Maintenance Technician for our apartment complexes located in Valdez. This position works under the direction of the Maintenance Manager. The main purpose of the position is to provide local building and grounds maintenance.
Primary responsibilities are as follows:
- Daily maintenance, upkeep and repair on boiler heating units for rental properties.
- Daily walk-around safety and security monitoring on NPRHA grounds.
- All aspects of building maintenance include carpentry, plumbing, electrical, and appliance repair.
- Grounds keeping and snow removal.
- Responds to resident requests through work orders for electrical, plumbing and appliance repair in units.
- Assists with resident move-in and move-out procedures.
- Assists with inspections on NPRHA properties.
- Work with rental manager to prepare purchase orders, work order and unit Repair Costs Analysis.
- Review completed work for quality, safety, and conformance with established standards.
- Observe and adhere to all company safety policies.
- Must be available on call for maintenance emergencies.
Specific Skills and Knowledge requirements:
- Working knowledge and skilled in the operation, care and repair of hand tool and power tools, grounds keeping equipment and snow removal equipment.
- Working knowledge of plumbing, electrical, heating and structural repairs.
- Knowledge of hazards and skill in using proper safety precautions associated with building trades and all work performed.
- Ability to effectively, positively and continuously communicate with a variety of people, as well as maintain a harmonious working relationship with coworkers.
- Great attention to detail and follow-through.
- Honest and reliable.
General and Employment Requirements:
- NPRHA is a drug free workplace and pre-employment screening is required.
- Possession of a valid Alaska driver's license.
- Skilled with basic computer functions and MS Office products.
Job Type: Part-time
Pay: From $25.00 per hour
Expected hours: 30 – 40 per week
