Position Summary:
The Development Coordinator provides dedicated coordination and execution support for North Forest Office Space’s active real estate development projects. Once a project moves from acquisition into active development, the Development Coordinator assumes day-to-day responsibility for coordinating and advancing the project through due diligence, entitlements, design, permitting, budgeting, construction readiness, handoff to the local construction team, development support during construction, and development closeout.
This role serves as the day-to-day coordinator of the development process and is responsible for maintaining visibility into where each assigned project stands, what needs to happen next, who owns each action item, and what issues or risks could affect the project schedule or successful execution.
The Development Coordinator works closely with internal teams and external consultants to maintain schedules, coordinate deliverables, resolve or escalate issues, and drive timely follow-through.
In addition to individual project responsibilities, the Development Coordinator will help develop, document, and continuously improve standard work, checklists, handoffs, and other repeatable processes that make North Forest’s Development process more consistent, trainable, efficient, and scalable.
Key Responsibilities: (these are the essential functions)
- Coordinate active development projects from acquisition handoff through development closeout, maintaining consistent ownership and forward progress throughout the process.
- Coordinate project due diligence activities, including surveys, environmental assessments, geotechnical investigations, site investigations, title-related requirements, and other technical due diligence.
- Coordinate zoning, entitlements, municipal approvals, permitting, utility requirements, and other governmental or jurisdictional requirements.
- Coordinate the work and deliverables of civil engineers, architects and design teams, consultants, municipalities, utility providers, and other external project partners.
- Coordinate closely with internal development, Design, Construction, Leasing, Finance, and local market teams as required to advance projects.
- Develop, maintain, and actively manage development project schedules, milestones, action items, dependencies, and required follow-up.
- Identify potential project delays, unresolved issues, risks, and gaps; proactively drive resolution and appropriately escalate matters requiring additional support or decisions.
- Support development project budgeting, cost tracking, forecasting, and evaluation of project requirements and potential financial impacts.
- Coordinate projects toward construction readiness, ensuring required approvals, documents, plans, permits, decisions, and other development deliverables are complete or appropriately addressed.
- Facilitate a clear and complete handoff from Development to the local Construction team.
- Serve as a primary development point of contact with municipalities, planning departments, zoning boards, permitting authorities, and other governmental agencies to coordinate approvals, address requirements, resolve issues, and advance projects through the entitlement and permitting processes.
- Coordinate remaining development requirements through project completion and development closeout.
- Support North Forest’s First Time Right quality expectations for construction and design documentation, including helping identify root causes and improvement opportunities when documentation or process issues occur.
- Develop and maintain accurate project records, documentation, status information, and decision history.
- Help create, document, implement, and continuously improve Development standard work, process maps, checklists, templates, handoffs, and other repeatable processes.
- Capture institutional knowledge and lessons learned to improve the consistency, efficiency, and scalability of the Development function.
- Participate in projects and initiatives outside of direct Development responsibilities when needed to support the success of the business and team.
- Actively support North Forest's Lean and continuous improvement journey by participating in the development, implementation, documentation, and ongoing maintenance of standard work, process maps, checklists, and repeatable development processes. Identify opportunities to eliminate waste, improve efficiency, strengthen handoffs, and create more consistent and scalable workflows.

- Experience coordinating multiple projects, consultants, deadlines, and deliverables simultaneously is strongly preferred.
- Exposure to commercial/residential real estate development, construction, design, municipal approvals, entitlements, or permitting is preferred.
- Experience with project budgeting, financial analysis, and Microsoft Excel/Google Sheets is beneficial.

- Highly organized and detail-oriented, with the ability to manage numerous projects, deadlines, dependencies, and action items simultaneously.
- Strong sense of ownership and accountability with demonstrated ability to independently drive tasks and projects to completion.
- Proactive approach to identifying what needs to happen next rather than waiting for direction.
- Ability to recognize when a project, deliverable, or decision is getting off track and take appropriate action to resolve or escalate the issue.
- Strong follow-through and persistence when coordinating across multiple internal and external parties.
- Effective written and verbal communication skills with the ability to communicate clearly with team members, consultants, municipalities, contractors, and other stakeholders.
- Ability to develop productive working relationships across functions and levels of the organization.
- Ability to read, understand, organize, and communicate information contained in project schedules, plans, reports, budgets, contracts, and other Development documentation.

- Strong analytical and problem-solving skills with the ability to identify risks, gaps, dependencies, and potential solutions.
- Ability and willingness to learn new systems and use technology to improve project visibility, communication, and efficiency.
- Process-oriented mindset with an interest in developing standard work, improving workflows, documenting best practices, and creating repeatable processes.
