POSITION SUMMARY

The Associate, Asset Management supports the oversight and performance of a real estate portfolio by analyzing financials, tracking property performance, and assisting in the execution of asset-level strategies. Working closely with internal teams and third-party partners, the Associate contributes to value creation through budgeting, reporting, and identifying operational and leasing improvements. Strong analytical skills and real estate market knowledge are critical to success in this role.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Review operating partner assumptions for all prospective acquisitions and portfolio property business plans; make recommendations for improvements or changes.
  • Collaborate with operating partners and property managers to prepare operating budgets and business plans.
  • Monitor property performance, including leasing, marketing, and management activities, to ensure alignment with forecasts.
  • Develop and maintain a database of key operating metrics for the portfolio.
  • Report key metrics, trends, and variances from prior forecasts; implement proactive strategies to address operational issues.
  • Conduct market research, including competitive surveys, to evaluate NASH properties' performance relative to comparable properties.
  • Review commercial leasing guidelines, lease agreements, tenant financial reports, and other operating information as required.
  • Maintain a strong understanding of local portfolio markets, including competition, supply pipeline, demand drivers, and absorption trends.
  • Perform asset-level evaluations by gathering market data, reviewing property performance, and assessing results against business plan goals and budgets.
  • Travel to properties periodically to ensure onsite teams are performing as expected and that property maintenance and presentation meet company standards.
  • Foster strong relationships with property management teams to ensure alignment with and execution of business plan goals.
  • Prepare written presentations for NASH’s investment committee, as needed, to support proposed transactions.
  • Assist management with operating and capital markets analyses for portfolio projects.
  • Reinforce company culture and values, including truth, trust, sustainability, and diversity.
  • Perform other duties as assigned.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is regularly required to work at a computer workstation and access information electronically. The employee will frequently communicate in person and via telephone or video conference. The role requires mobility within the office and, at times, movement throughout the building. The employee may occasionally need to lift or move items weighing up to 20 pounds.

QUALIFICATIONS AND EXPERIENCE

  • Bachelor’s degree in Business Administration, Real Estate, Finance, or a related field is required.
  • Minimum of 2 years of experience in asset management or property management.
  • At least 2 years of experience working in relevant geographic markets is required.

JOB KNOWLEDGE AND SKILLS

  • Demonstrates and represents the company’s values to all stakeholders, from leadership to staff; respects diverse backgrounds and perspectives.
  • Advanced proficiency in Microsoft Office, particularly Excel (financial modeling, spreadsheets) and PowerPoint (presentations). Experience with video conferencing and project management tools required.
  • Strong ability to read, analyze, and interpret business periodicals, professional journals, technical procedures, governmental regulations, and legal agreements, and apply relevant insights.
  • Excellent presentation skills, including the ability to communicate complex or sensitive topics effectively to senior leadership.
  • Outstanding verbal, written, and interpersonal communication skills.

WORK ENVIRONMENT

Position is based in our LA - Manhattan Beach office, with at least three days per week onsite. Up to two remote workdays per week are permitted with supervisor approval.

PAY TRANSPARENCY (CALIFORNIA COMPLIANCE)

The expected salary range for this position is $115,000 - $120,000. Actual compensation will be determined based on experience, qualifications, and internal equity, in accordance with California law.
