Position Overview
We are seeking an experienced and service-oriented Property Manager to oversee the day-to-day management and performance of a diverse portfolio of properties.
This position is responsible for maintaining the condition, financial performance, and operational integrity of assigned properties while providing responsive and professional service to tenants, property owners, vendors, and other stakeholders.
The ideal candidate is organized, technologically capable, financially responsible, and comfortable making decisions. This person should approach the role with an ownership mindset—taking responsibility for outcomes while using sound judgment to resolve issues and improve operations.
Key ResponsibilitiesProperty Operations
- Oversee the daily operations, maintenance, repair, and improvement of assigned properties.
- Coordinate and supervise maintenance staff, contractors, vendors, and service providers.
- Conduct routine property inspections to identify maintenance needs, safety concerns, lease violations, and potential risks.
- Coordinate repairs and renovation projects, including scheduling, communication, quality control, and cost management.
- Develop, document, and improve operational policies, procedures, and workflows.
- Respond to property emergencies and participate in the rotating on-call schedule.
Tenant Relations and Leasing
- Build positive tenant relationships and respond promptly and professionally to questions, concerns, and service requests.
- Oversee the leasing process, including advertising vacancies, coordinating showings, screening applicants, and preparing lease documents.
- Coordinate move-ins, move-outs, security deposit documentation, and unit-turn activities.
- Communicate lease requirements and property policies clearly and consistently.
- Address tenant disputes, lease violations, and delinquency issues in accordance with company procedures and applicable laws.
- Support tenant retention by providing consistent communication and high-quality service.
Financial Management
- Prepare and manage property budgets and monitor expenses against approved plans.
- Oversee rent collection, lease renewals, delinquencies, and other tenant account matters.
- Review invoices, vendor proposals, and property-related expenditures for accuracy and reasonableness.
- Analyze property performance and prepare clear financial and operational reports.
- Identify opportunities to increase revenue, control costs, reduce vacancies, and improve property performance.
- Review and negotiate vendor contracts to achieve appropriate service quality and pricing.
Compliance and Risk Management
- Maintain working knowledge of applicable local, state, and federal property management requirements.
- Help ensure properties comply with health, safety, housing, building, and other applicable codes.
- Maintain organized property, tenant, inspection, maintenance, and compliance records.
- Develop and implement emergency response and preparedness procedures.
- Coordinate insurance claims, inspections, certifications, and required corrective actions.
- Identify operational and property-related risks and proactively recommend solutions.
Marketing and Business Support
- Develop and implement strategies to market available properties and reduce vacancy periods.
- Monitor local rental markets, competing properties, rental rates, and leasing trends.
- Coordinate property listings, photographs, showings, and open houses.
- Maintain accurate information within property management, customer relationship management, and project management systems.
- Support business growth and process improvement initiatives as needed.
QualificationsRequired
- At least one year of property management, real estate, leasing, or closely related experience.
- Strong interpersonal, written, and verbal communication skills.
- Excellent organization, time-management, and follow-through.
- Strong problem-solving skills and the ability to make sound decisions independently.
- Ability to manage multiple properties, projects, deadlines, and competing priorities.
- Strong attention to detail and commitment to maintaining accurate records.
- Proficiency with Microsoft Office and the ability to learn and effectively use property management, project management, and customer relationship management software.
- Basic financial knowledge, including the ability to understand budgets, expenses, invoices, and property performance reports.
- Reliable transportation and the ability to travel between properties.
- Ability to reliably commute to Loveland, Colorado, or relocate before beginning employment.
Preferred
- Bachelor’s degree in business administration, real estate, finance, construction management, or a related field.
- Experience managing residential rental properties.
- Familiarity with applicable landlord-tenant laws and property management regulations.
- Experience coordinating maintenance, renovations, contractors, or construction-related work.
- Experience with leasing, tenant screening, rent collection, and delinquency management.
