GENERAL PURPOSE OF JOB
Manage the underwriting and due diligence process and act as transaction manager for NNN property acquisitions.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Oversee the Due Diligence department including management of all personnel
- Acquisitions – Assist Acquisition Team in analysis of new opportunities through the review of due diligence, third party reports, market data, store-level financial statements, and various other resources, with the goal of facilitating transactions.
- Problem Solver - Identify, assess and develop solutions for property level issues that arise during due diligence process.
- REIC – Prepare Real Estate Investment Committee (REIC) packages for new acquisition opportunities and participate alongside Acquisition Officer in the presentation of transactions to the REIC.
- Property Inspections - Complete site inspections as needed prior to closing of acquisitions; such inspections include physical inspection of the property, review of local trade area, and net lease market analysis.
- Transaction Manager - Work with in-house and outside legal counsel, and the Acquisitions Team to manage due diligence review and transaction processes. Review all due diligence items, including valuation reports, environmental reports, property condition assessments, zoning reports, and survey/title information, and work with legal counsel to facilitate the closing of the transaction.
- Valuation - Manage the valuation process, which includes appraisals performed by outside vendors as well as internal property appraisals when necessary. Work with NNN Accounting Department in responding to auditor quarterly and annual reviews, specifically Internal Valuation and FASB 141 analyses.
- Perform all valuations on all property renewals and on properties where new leases have been signed.
- Development - Oversee and support all acquisition projects which include a component of development, expansion or re-development; such oversight to include assistance with issues that may arise in the property management area.
- Work with other NNN’s lease compliance and accounting departments by answering any property and acquisition deal related questions.
- Work with IT department to develop and refine valuation system for NNN.
WORK ENVIRONMENT
This position is primarily office-based. Periodic travel of up to 25% annually may be required for site visits, conferences, or other business-related activities.
Qualifications:EDUCATION AND/OR EXPERIENCE
Master’s degree preferred; Bachelor’s degree and 7 years related functional and managerial/leadership experience; or equivalent combination of education and experience. Ability to understand zoning, survey, title and environmental issues related to real estate acquisitions.
