EDUCATION AND/OR EXPERIENCE
Bachelor’s degree from an accredited college or university, and five years related functional and managerial/leadership experience, or equivalent combination of education and experience.

ESSENTIAL DUTIES AND RESPONSIBILITIES
- Provide strategic oversight for the restoration of damaged properties and the maintenance of vacant properties
- Develop and guide annual and quarterly budgets for property expenses and capital expenditures.
- Review all CAM reconciliations and escrow budgets prepared by Lease Compliance; respond to inquiries with clarity and accuracy.
- Approve third-party CAM invoice requests to ensure proper coding and compliance.
- Review monthly variance explanations on actual to budget expenses provided to accounting
- Review pre and post lease termination inspections, ensuring clear communication with tenants.
- Negotiate deferred maintenance settlements when needed. Review quarterly to ensure correct invoice coding when funds are utilized.
- Process licenses and applications requested by tenants while ensuring compliance and efficient service.
- Review and approve Lease Assignment and Sublease requests
- Support tenants’ operational needs while upholding company policies and requirements.
- Collaborate effectively by building strong, trust-based relationships across NNN’s Executive Team, Legal, Accounting, Lease Compliance, Acquisitions, and other departments.
- Develop, guide and support property management team by cultivating a high performing, engaged and inclusive team culture that encourages continuous improvement, and fosters collaboration.
- Travel as required for property inspections, code violation hearings, depositions, and other portfolio-related responsibilities.
- Proactively take on and lead special projects that support the company’s strategic goals and demonstrate a commitment to going above and beyond.
