NM Residential is seeking an experienced Lead Maintenance professional to join our dynamic team at our beautiful apartment community, Venice Isles.
Along with the Property Manager, the Lead Maintenance is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for the apartment community.
Key Responsibilities
Supervise on-site maintenance staff, including maintenance technicians and porters, under the direction of the Property Manager
Maintain adequate inventory of supplies and assist with monitoring the monthly maintenance budget
Work closely with the office team and Property Manager on unit walks, move-in/move-out reports, and inspections
Determine weekly apartment make-ready schedules and service request priorities
Report apartments that are ready to show to the Property Manager
Create and manage daily and weekly maintenance staff schedules and assignments
Communicate assignments clearly and ensure team members have the tools and instructions needed to complete work properly
Monitor work progress and provide immediate guidance, assistance, and instruction as needed
Provide input to the Property Manager regarding performance evaluations, resident compliments, and corrective counseling
Coordinate and respond to resident and management service requests, prioritizing emergencies as needed
Assign maintenance tasks and monitor completion to reduce callbacks
Repair and replace appliances, plumbing, HVAC, and electrical systems
Coordinate and prepare vacant apartments for move-in, including assessing make-ready needs
Ensure all repairs required for occupancy are completed prior to move-in
Ensure trash and debris are removed before, during, and after make-ready activity
Train and mentor maintenance staff, supporting skill development and promotion readiness
Identify and correct hazardous community conditions
Conduct daily property tours to identify maintenance needs and safety hazards
Secure storage and pool areas; check timers and listen for equipment malfunctions
Complete written property safety audits as required
Coordinate and perform preventive maintenance on equipment and apartments
Obtain Property Manager approval prior to ordering major or unbudgeted items
Provide input to the Community Manager for annual budget planning
Perform other duties as assigned by management
Technical Maintenance Responsibilities
Appliance Repair – Troubleshooting and repair of washers/dryers, pumps, transmissions, and water heaters
Carpentry – Cabinetry, door hardware, hinges, drywall repair/replacement, window and shelving installation
Electrical – Replace outlets, switches, fixtures, circuit breakers, photocells, and ballasts; use test equipment safely
Housekeeping – Proper use of MSDS and cleaning chemicals; maintain cleaning equipment
HVAC – Filter changes, coil cleaning, pump replacement, troubleshooting via schematics and wiring diagrams; EPA Type II certification preferred
Plumbing – Repairs on copper, PVC, and CPVC; toilets, fixtures, valves, water heaters; use of electric auger or snake
Pool/Spa Care – Filter cleaning, chemical testing, pump/motor repair, safety and signage compliance
Qualifications
Education: High School Diploma or GED (required)
Experience:
Minimum of 5 years of maintenance experience (required)
Minimum of 3 years of maintenance supervisor or lead role experience (required)
