NL Design LLC is an architectural design firm based in Delray Beach, Florida, providing architectural, interior design, and planning services for residential, commercial, hospitality, and existing-building renovation projects.
Our portfolio includes multifamily residential developments, townhouses, restaurants, retail spaces, condominium and HOA amenities, and building renovations throughout South Florida.
We are seeking an experienced Senior Architectural Project Manager who combines strong technical architectural skills with the ability to independently coordinate projects, consultants, schedules, and construction documentation.
The Senior Architectural Project Manager will oversee assigned architectural projects from initial planning and design through construction documents, permitting, construction administration, and project closeout.
This is a flexible, project-based consulting opportunity, not a guaranteed 40-hour-per-week position. The successful candidate must be available for project-related site visits throughout South Florida and occasional coordination at our Delray Beach office. This is not a remote-only opportunity.
- Manage multiple architectural projects, including schedules, deliverables, technical coordination, and client communication.
- Prepare, review, and coordinate architectural construction documents using Autodesk Revit and AutoCAD.
- Develop and review architectural plans, elevations, sections, details, and schedules.
- Coordinate structural, mechanical, electrical, plumbing, fire protection, and specialty consultants.
- Review architectural documents for technical accuracy, constructability, and coordination.
- Coordinate compliance with the Florida Building Code, applicable accessibility requirements, and local jurisdictional regulations.
- Manage permit submissions, plan-review comments, revisions, and responses to authorities having jurisdiction.
- Coordinate construction administration activities, including RFIs, submittals, field observations, and project documentation.
- Conduct required project site visits throughout South Florida.
- Identify project risks, schedule concerns, scope changes, and potential additional services.
- Maintain accurate project status reports, schedules, and time records.
- Work directly with firm leadership to maintain quality, efficiency, and timely project delivery.
- Minimum 10 years of relevant architectural design, production, and project management experience; 15 years preferred.
- Advanced proficiency in both Autodesk Revit and AutoCAD.
- Experience using Bluebeam Revu for drawing review and coordination.
- Strong knowledge of architectural construction documents, detailing, specifications, and multidisciplinary coordination.
- Working knowledge of the Florida Building Code and South Florida permitting procedures.
- Experience coordinating projects through design, permitting, and construction administration.
- Ability to independently manage project priorities and communicate effectively with clients, consultants, contractors, and internal teams.
- Availability to attend required project site visits throughout South Florida.
- Degree in Architecture or a related field.
- Florida Registered Architect designation, although professional registration is not required for this position.
- Experience with multifamily residential, restaurant, retail, condominium/HOA amenity, and existing-building renovation projects.
- Familiarity with South Florida municipalities, permitting portals, and building departments.
- Experience managing several projects simultaneously in a small architectural practice.
Professional services requiring architectural licensure, including signing and sealing documents, remain under the responsible control of the appropriately licensed architect.
The anticipated compensation range is $45–$65 per hour, commensurate with experience, technical proficiency, and demonstrated project management capabilities.
Work will be assigned on a flexible, project-by-project basis, with no guaranteed minimum hours. Authorized project services performed during site visits are compensable; travel time is nonbillable under the proposed arrangement, subject to applicable law. Any reimbursable expenses require advance authorization.
Qualified candidates should submit a résumé highlighting relevant architectural projects, project management experience, Revit and AutoCAD proficiency, South Florida permitting experience, availability, and expected hourly rate.
