NJ Elite Group (NJEG) is expanding its Commercial Real Estate Division and is seeking a Land Sales Specialist to focus on development sites across Central New Jersey.
Land sales sit at the foundation of every real estate project. This role is for someone who understands that value is created before a building ever goes vertical—through zoning knowledge, entitlement strategy, and matching the right site with the right developer.
This is a long-cycle, high-impact specialty where patience, relationships, and local expertise lead to substantial transactions.

As development pressure continues across Central New Jersey, demand for well-located and properly zoned land remains strong across:
- Industrial and logistics projects
- Multifamily and mixed-use development
- Commercial and specialty-use sites
Land sales are not fast, but they are meaningful. When deals close, commissions reflect the complexity and value created.
As a Land Sales Specialist, you’ll work with landowners, developers, and investors to unlock a property’s highest and best use.

You’ll help define systems, processes, and best practices as this vertical grows.
What You’ll Do
- Source and market land parcels for development
- Work with landowners on valuation and positioning
- Build relationships with developers, builders, and land investors
- Analyze zoning, entitlements, and development feasibility
- Coordinate due diligence with engineers, planners, and attorneys
- Navigate complex transactions with multiple stakeholders
Ideal Background
- Active New Jersey real estate license (required)
- Interest in development, zoning, and land use
- Strong analytical skills for land valuation and feasibility
- Comfort with longer deal timelines
- Ability to build trust with developers and landowners
Experience in development, planning, engineering, or land brokerage is a plus — but not required.
Compensation & Earnings
- Commission-only with competitive splits
- Land transactions are fewer but larger
- Earning potential: $100,000–$250,000 annually, based on closed transactions
