Position Overview:
The Property Coordinator supports the daily operations of our Property Management Division, serving as the first point of contact for tenants, owners, and vendors. You’ll help coordinate maintenance requests, inspections, and leasing documentation while ensuring exceptional communication and follow-through.
This position offers a stable weekday schedule (32–40 hours per week) with a rotating weekend on-call duty to handle occasional emergency maintenance calls.
Key Responsibilities:
- Serve as the main contact for tenants and property owners.
- Respond promptly to inquiries, maintenance requests, and general questions.
- Schedule and coordinate move-ins, move-outs, and property inspections.
- Receive and prioritize maintenance requests using AppFolio software.
- Assign work orders to vendors and track progress through completion.
- Communicate updates with tenants and owners to ensure timely resolution.
- Review vendor invoices for accuracy and forward for billing.
- Maintain accurate property records, leases, and documentation.
- Support the billing and accounting team with accurate reporting.
- Participate in a rotating on-call weekend schedule (approx. once every 3 weeks).
Performance Goals (KPIs):
- Respond to maintenance requests within 24 hours.
- Complete 95% of work orders within 5 business days.
- Maintain 100% accuracy on leases and inspection documentation.
- Support 90% tenant satisfaction ratings.
Qualifications:
Required:
- 2 years of experience in property management, leasing, customer service, or administrative coordination.
- Strong organization, multitasking, and communication skills.
- Excellent attention to detail and follow-through.
- Proficiency with Microsoft Office Suite and computer systems.
- Ability to handle multiple priorities in a fast-paced environment.
Preferred:
- Experience using AppFolio or similar property management software.
- Familiarity with Washington landlord-tenant laws.
- Experience coordinating maintenance or vendor communications.
- Understanding of military housing or relocation-related property management.
Licensing Expectation:
A Washington State Real Estate Broker’s License is not required to begin this role. However, successful candidates will be expected to obtain their real estate license after their first 6 months but within the first year of employment.
