Position Details

- Schedule: Monday – Friday
- Hours: 8:00 AM – 4:30 PM (30-minute lunch)

Position Summary
The Maintenance Technician is responsible for performing routine maintenance, repairs, inspections, and general property upkeep to ensure the safety, functionality, and appearance of the community. This role supports both preventative and corrective maintenance efforts and works closely with management to maintain the highest standards of property operations.
Responsibilities
Responsibilities include, but are not limited to:
- Perform general maintenance, repairs, and preventative maintenance throughout the property.
- Maintain the cleanliness, appearance, and safety of all common areas and facilities.
- Conduct routine inspections and report maintenance or safety concerns to management.
- Complete minor plumbing, electrical, HVAC, carpentry, painting, and pressure-washing tasks as needed.
- Maintain property equipment, tools, supplies, and inventory.
- Assist with landscaping upkeep, debris removal, trash collection, and exterior maintenance.
- Support sprinkler system inspections, repairs, and installations.
- Document maintenance issues and complete required reports, inspections, and checklists.
- Provide professional customer service to residents, guests, and vendors.
- Follow OSHA standards, company safety policies, and community guidelines at all times.
- Work closely with management and team members to ensure the property is well-maintained and operating efficiently.
- Perform other maintenance-related duties as assigned.
Physical Requirements
This position requires:
- Standing and walking for extended periods of time
- Working outdoors in various weather conditions
- Frequent bending, kneeling, reaching, climbing stairs, and climbing ladders
- Lifting, carrying, pushing, and moving equipment, supplies, and materials
- Operating hand tools, power tools, and maintenance equipment safely
Qualifications
Education
- High School Diploma or GED required
- Technical or vocational training in maintenance, HVAC, electrical, plumbing, or a related field preferred
Experience
- Minimum of 1–2 years of maintenance, facilities, building operations, or related experience preferred
- Experience with general repairs, plumbing, electrical, HVAC, painting, and preventative maintenance preferred
Skills & Abilities
- Strong troubleshooting and problem-solving skills
- Ability to work independently and manage multiple tasks effectively
- Knowledge of basic electrical, plumbing, HVAC, and mechanical systems
- Proficiency with hand tools, power tools, and maintenance equipment
