Nex-Gen Management is hiring a Property Manager for a 60-Unit apartment community in Elizabethtown, KY
JOB SUMMARY
The Property Manager is responsible for the successful operations of their community. This role is
pivotal in ensuring an outstanding living environment for residents and fostering a positive and
efficient workplace for the team. In addition, the Property Manager is directly responsible for
maintaining daily, weekly, and monthly reports including accurate reporting of rents and
deposits received.
DUTIES AND RESPONSIBILITIES
Conducts all business in accordance with company policies and procedures, Fair Housing,
Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws and applicable
regulations pertaining to apartments.
The Property Manager is responsible for creating and overseeing the property budget. Lead
and oversee all property operations, including sales, marketing, and customer service within
the community. The Property Manager will oversee the recruitment, training, and inspiration
of their team, fostering professional advancement.
The Property Manager must ensure the overall operational excellence of the community
and the welfare of its residents.
Income Collection
o Maintain accurate resident records.
o Update on a daily basis all rents, deposits, and application fees received from residents.
o Issue appropriate notices when necessary (e.g., late payments, eviction notices, returned
check memos).
o Deposit all receipts prior to bank close each day.
o Set-up collection files on all move-outs and evictions with balance due to the property
and refer to collections agency periodically.
Resident Relations
o Maintain positive customer relations attitude.
o Physically inspects property when on grounds, picks up litter, and reports any service
needs to maintenance staff.
o Will also inspect move-outs and vacancies when requested.
o Follow up on work order completion and satisfaction
Marketing
o Must be knowledgeable of all phases of leasing and resident retention.
o Work with lease renewals each month.
o Greet prospective clients, show community, and perform leasing duties as needed.
o Answer and handle incoming phone calls from prospective new residents, current
residents, vendor/suppliers, etc.
o Maintain awareness of local market conditions and trends. Contribute ideas to manager
for marketing community and improving resident satisfaction.
Administrative
o Update required reports concerning move-out notices, activity, etc., on a daily basis and
provides information to the manager.
o Organize and file all applicable reports, leases, and paperwork.
o Proofread all lease paperwork and processes move-ins and move-outs.
o Process all security deposit move-out reports.
o Accept service requests from residents and routes to maintenance for prompt
processing. Conduct service follow-up with residents when work is completed.
o Perform any additional duties assigned by manager, District Manager or Regional Vice
QUALIFICATIONS
Position requires at least 3 years experience in property management. CAM, ARM desirable.
