Job Summary
We are seeking a proactive and skilled Apartment Maintenance Technician to ensure the optimal operation and upkeep of residential communities. In this energetic role, you will be responsible for maintaining the safety, functionality, and aesthetic appeal of apartment complexes by performing a wide range of repair and maintenance tasks. Your expertise will help create a comfortable living environment for residents while supporting the overall efficiency of property operations. Daily Maintenance & Repairs
- Address resident maintenance requests promptly and professionally
- Perform general repairs, including plumbing, electrical, HVAC troubleshooting, carpentry, appliances, and minor renovations
- Maintain property appearance through exterior upkeep, pressure washing, trash pickup, and light landscaping
- Assist with emergency repairs as needed and participate in the on-call rotation
Preventative Maintenance
- Conduct scheduled inspections of property systems (HVAC, plumbing, lighting, etc.)
- Execute preventative maintenance tasks to reduce downtime and service requests
- Monitor building equipment and report potential failures before they become issues
Unit Turns & Occupancy Prep
- Prepare units for new residents, including painting, patching, flooring repairs, cleaning, fixture replacements, and more
- Ensure all vacated units meet “rent-ready” standards within defined timelines
- Communicate with leasing and management teams to coordinate turnovers
Vendor Oversight & Work Order Management
- Coordinate and supervise outside contractors when needed
- Track all maintenance activity through the work order system
- Maintain a safe, organized maintenance area and inventory of tools and supplies
Safety & Compliance
- Uphold property safety standards and correct hazards quickly
- Ensure compliance with local codes, OSHA safety practices, and company policies
- Report incidents, major repairs, or unsafe conditions to the Regional Manager
