What are the responsibilities and job description for the Senior Financial Analyst position at Newmark?
Provides financial analyses, analytical decision support, and written deliverables for the Capital Markets Industrial & Office team. Builds financial models and underwriting analyses to support investment sales and capital markets assignments, while also authoring offering memorandums, proposals, and broker opinions of value (BOVs). Works closely with capital markets brokers, leasing teams, and the research group to synthesize property, market, and financial data into client-ready materials.
ESSENTIAL DUTIES:
- Designs and builds financial models (cash flows, NPV/IRR, sensitivity and scenario analysis) to support investment sales for industrial and office properties
- Performs financial underwriting, including analysis of rent rolls, operating expenses, capital plans, and rate-of-return and investment performance comparisons
- Analyzes historical and current comparative property data and market rent data, along with micro and macro market conditions, to determine underwriting assumptions and support recommendations to clients
- Drafts and produces offering memorandums (OMs), pitch proposals, and broker opinions of value (BOVs), translating financial analysis and market research into clear, polished, client-facing narratives
- Prepares forecasts and analyzes trends in industrial and office market conditions, incorporating leasing activity, absorption, and competitive set data
- Coordinates with the Leasing and Research teams to source, validate, and incorporate rent comps, lease comps, and market data into underwriting and marketing materials
- Participates in the review of new deals and pursuits, coordinating with brokers on the development of financial and marketing plans
- Delivers formal presentations of analytic findings and written recommendations to senior brokers and leadership
- Evaluates present and proposed financial programs through statistical analysis and interpretation of short- and long-term trend data
- Conducts research and prepares financial and market information to support acquisitions due diligence and new business pursuits
- Prepares ad hoc and periodic reports for the Capital Markets team, business line, and regional management
- Participates in project teams to support process improvements and address evolving business requirements
- Acts as liaison between Capital Markets, Leasing, and Research teams to ensure consistency and accuracy across financial and written deliverables
- Ideal candidate is interested in eventual conversion into a production role within the team.

SKILLS, EDUCATION AND EXPERIENCE:
- Bachelor's degree in finance, Real Estate, Accounting, or equivalent experience
- 3-7 years of experience in financial analysis and data management; prior experience in commercial real estate, with industrial and/or office exposure, required
- Strong experience developing financial models, cash flows, and NPV/IRR analysis; capital planning experience a plus
- Demonstrated writing skills, with experience producing offering memorandums, proposals, BOVs, or similar client-facing materials
- Proficiency with Microsoft Excel and Word; strong financial modeling and document formatting skills
- Strong consulting, oral, written, presentation, and facilitation skills
- Ability to work across Capital Markets, Leasing, and Research teams in a fast-paced, deadline-driven environment
- Ability to work under minimal supervision and manage multiple deliverables simultaneously
- Active New Jersey Real Estate License preferred
