Facilities Maintenance Technician

Summary of Work: Under the supervision of the Facility Director, the Facilities Maintenance Technician is responsible for all repairs, cleanliness, mechanical equipment, machines, vehicles, lawn care, and the overall upkeep, safety, and building code compliance as it relates to local, state, federal, and legal responsibilities of both the Omaha and Council Bluffs campuses.

Duties and Responsibilities:

• Perform general repairs in plumbing, electrical, painting, plastering, drywall, lock repair, carpentry, masonry, etc.
• Perform custodial duties; sweeping, mopping, waxing floors, emptying trash, garbage and snow removal, trimming trees and bushes, lawn maintenance, leaf blowing, maintain clear and clean sidewalks and trash cleanup around the general proximity of the campuses.
• Ensures all apartments are prepared in a timely manner for new occupancy, including cleaning and repairs, painting, removal of damaged furniture, and installation of furniture and appliances.
• Ensures lighting is functional in all common areas and outside. Ensures that all emergency and exit lighting is fully operational and functioning on a daily basis.
• Ensures all fire safety systems are in working order, smoke and carbon monoxide detectors, fire extinguishers etc.
• Provide access to and monitor outside vendors or work teams to ensure that quality of services are being rendered.
• Maintains garbage disposal/recycling.
• Ensure that any problems or damage is reported to the Facility Director immediately to ensure that the issue is dealt with in a proactive manner in an effort to alleviate added expenses.
• Receive verbal or written work orders.
• Observe residential areas and reports any incidents, situations or conditions that may affect the safety and security of clients, staff, or volunteers.
• Completes reports, logs, required paperwork, and accurate records of all inspections conducted.
• Meeting with the Facility Director and other program staff on a regular basis to determine the problem/successes of program operations, as well as attending training and meetings as scheduled.
• Responds to emergency maintenance requests as required.
• Other duties may from time to time be assigned, which are consistent with these overall duties.

Qualifications & Experience:

• Minimum of one year’s experience in building maintenance, mechanical equipment, maintenance and repair, and good skills in the use of hand and power tools.
• Must have the ability to lift 50lbs. for short durations.
• Excellent organizational and time management skills with special attention to detail.
• Excellent verbal and written skills are required.
• Excellent interpersonal skills
