Property Manager

Location: New Jersey (Travel Required Throughout the State)
Reports To: Executive Leadership

We're looking for an experienced, hands-on Property Manager who takes pride in maintaining safe, welcoming environments and leading a team dedicated to excellence. About the Role

As Property Manager, you'll oversee the maintenance and operations of multiple residential homes and day programs throughout New Jersey. You'll lead the Property Team, coordinate repairs and preventative maintenance, manage purchasing and vendor relationships, and ensure every location remains safe, compliant, and well-maintained for the individuals we support and the staff who serve them.

This is a highly visible role that combines leadership, organization, and hands-on problem-solving. Every day is different, and every project contributes directly to improving the quality of life for the people we serve.

What You'll Do

Property Operations

  • Oversee the maintenance and appearance of all New Horizons in Autism residential homes and day program locations.

  • Travel regularly to agency properties to inspect facilities, identify maintenance needs, and ensure a safe environment.

  • Coordinate and perform repairs, preventative maintenance, and building improvements.

  • Respond promptly to maintenance requests and emergency situations.

  • Develop maintenance schedules and prioritize projects across multiple locations.

  • Maintain agency vehicles, equipment, and facility systems as needed.

Leadership

  • Supervise, mentor, and support the Property Team.

  • Assign daily work orders and monitor project completion.

  • Foster a positive, collaborative, and customer-focused work environment.

  • Coordinate with agency leadership to prioritize property needs and capital improvement projects.

Purchasing & Vendor Management

  • Purchase maintenance supplies, equipment, furnishings, and materials while maintaining budget awareness.

  • Establish and maintain relationships with contractors and service providers.

  • Coordinate vendor services and monitor quality and timeliness of work.

  • Obtain estimates and recommend cost-effective solutions for repairs and improvements.

Safety & Compliance

  • Help ensure all agency properties comply with local, state, and regulatory requirements.

  • Assist with Fire Marshal inspections and other regulatory visits.

  • Monitor fire safety systems, emergency equipment, and environmental safety standards.

  • Address safety concerns promptly and implement corrective actions.

  • Maintain documentation related to inspections, maintenance, and compliance activities.

Collaboration

  • Work closely with Residential, Clinical, and Administrative leadership to support agency operations.

  • Communicate regularly regarding maintenance projects, property updates, and emergency issues.

  • Participate in agency meetings and special projects as needed.

What You Bring

Required Qualifications

  • Experience managing multiple commercial, residential, or nonprofit properties.

  • Previous leadership or supervisory experience.

  • Strong knowledge of general building maintenance, repairs, and preventative maintenance.

  • Ability to troubleshoot a variety of maintenance issues.

  • Excellent organizational and project management skills.

  • Strong communication and customer service abilities.

  • Comfortable working independently and managing multiple priorities.

  • Proficiency with email and basic computer applications.

  • Valid New Jersey driver's license with a clean driving record.

  • Reliable transportation and willingness to travel frequently throughout New Jersey.

  • Ability to lift, carry, climb ladders, and perform physical maintenance tasks.

  • Ability to successfully complete required background checks.

Preferred Qualifications

  • Experience working in healthcare, human services, residential programs, or nonprofit organizations.

  • Knowledge of fire safety regulations, building codes, and life safety requirements.

  • Experience coordinating inspections and regulatory compliance.

  • Familiarity with budgeting, purchasing, and vendor management.

  • Skilled in carpentry, plumbing, electrical, painting, HVAC, or general maintenance trades.
