What are the responsibilities and job description for the Maintenance position at New Brunswick Parking Authority?
This position is responsible for ensuring that all NBPA owned and managed facilities and properties remain safe, well-maintained, and operational. This role performs a variety of general maintenance and cleaning functions, including, equipment and machinery repair, meter collections, plumbing, snow removal, painting, and custodial duties.
RESPONSIBILITIES
- Preventive maintenance and cleaning of revenue control equipment, meters and NBPA vehicles.
- Respond promptly to equipment malfunctions by completing emergency or unscheduled repairs as needed..
- Collect and secure funds from meters and pay stations .
- Perform general property maintenance including painting, HVAC, carpentry, and plumbing.
- Troubleshoot and resolve issues by repairing or replacing parts to ensure efficient operations. *Move up to under #2
- Landscaping tasks including planting and weeding.
- Respond to inclement weather conditions affecting NBPA operations by performing snow and ice removal using both equipment and manual methods.
- Cleaning assigned areas, including but not limited to stairway railing, signage, window sills, elevators, booths and bathrooms. This includes the removal of stickers and graffiti on NBPA property and managed areas.
- Trash and leaf collection.
- Maintain supplies in assigned area, ensuring proper labeling of cleaning materials, and that all materials deemed hazardous are included in the MSDS Log Book. *still accurate?
- Place appropriate signage to identify wet floors and other potential hazards.
- Immediate reporting or rectifying any conditions on NBPA property that poses a threat to safety, health and welfare of NBPA patrons, staff, tenants or property
- Ensure safe work areas for both employees and public.
- Maintain and uphold all NBPA Policies and Standard Operating Procedures.
- Respond to customer inquiries in a timely manner.
- Represent the NBPA in a professional and courteous manner and treat public and co-workers with courtesy and respect.
- Report any conditions to appropriate department head that represent a threat to safety, health and welfare of NBPA patrons, staff, tenants or property.
- Perform any and all duties requested by Foreman or Property Manager in a safe and efficient manner.
- Perform any and all duties requested by supervisor and/or any manager.
REQUIRED KNOWLEDGE, SKILLS, ABILITIES
1. Knowledge of and proficiency in plumbing, carpentry, automotive repair and HVAC.
2. Knowledge of occupational hazards, hazardous communication standards, and safety precautions, including proper use of PPE.
3. Skilled in the safe and effective operation of power and handtools.
4. Ability to repair equipment and vehicles.
5. Ability to operate a motor vehicle.
6. Effective communication skills.
7. Ability to analyze information and problem solve
8. Ability to work independently as well as collaboratively within a team environment.
WORKING CONDITIONS
· Required to work outdoors in all weather conditions.
· Must be able to lift and move items over 50 pounds.
· Required to move, bend, kneel, stoop and crouch.
· Regularly exposed to fumes, dust and noise.
· May be required to work beyond the traditional work day due to inclement weather and other emergency situations.
EDUCATION AND EXPERIENCE
· High School Diploma or equivalent required.
· 1-3 years experience in property maintenance and custodial preferred.
CERTIFICATIONS AND OTHER REQUIREMENTS
· Valid NJ State Driver’s License required.
· Forklift Certification a plus.
· Available to work a flexible schedule, including weekends, nights and holidays as needed.
Pay: $27.27 per hour
