Position Overview

The Leasing Manager is responsible for driving leasing performance across Nest DC’s single-family and traditional housing portfolio. This role focuses on leasing volume, occupancy, and reducing vacancies, while ensuring a seamless resident journey from first inquiry to move-in. The Leasing Manager provides guidance, oversight, and accountability across leasing activities supported by a specialist, assistant, and seasonal team members. This position offers a base salary plus significant commissions based on team performance.

What You'll Do

Leasing Performance & Strategy

  • Drive occupancy and revenue goals across the portfolio.
  • Minimize vacancies.
  • Stay ahead of market trends—tracking pricing, competition, and feedback to adjust tactics in real time.

Team Leadership & Support

  • Coach and support leasing specialists and assistants to meet performance targets.
  • Lead weekly leasing huddles to align on priorities, KPIs, and strategies.
  • Champion best practices in lead follow-up, sales approach, compliance, and resident experience.
  • Oversee property assignments and showing schedules.

Resident Experience

  • Ensure every prospect enjoys a consistent, high-quality experience from first contact through move-in.
  • Manage guest cards, applications, and leasing workflows to maximize conversion and satisfaction.
  • Partner with property management, maintenance, and cleaning teams to ensure smooth turnovers and quick resolutions.

Leasing & Revenue Generation

  • Personally lease select or high-priority properties when needed.
  • Earn commission on revenue-producing leases, such as quick-turn or above-budget rentals.
  • Generate and convert direct leads through proactive outreach and relationship-building.

Operations & Systems Management

  • Maintain leasing procedures, documentation, and reporting systems.
  • Manage listings across all platforms (AppFolio, Zillow, etc.) and collaborate with marketing for compelling, accurate content.
  • Monitor lead flow and occupancy through CRM tools (LeadSimple) to ensure data integrity and performance visibility.

Reporting & Insights

  • Deliver clear, actionable reports on leasing activity, conversion, and occupancy.
  • Use analytics to identify trends, bottlenecks, and new opportunities for growth.

What You Bring

  • A minimum of 3 years of experience in residential leasing or property management, with demonstrated leadership experience.
  • Strong understanding of DC rental markets and Fair Housing compliance.
  • Proven track record of hitting or exceeding leasing and revenue goals.
  • Excellent communication, organization, and coaching skills.
  • Comfort with CRM and property management platforms (AppFolio, LeadSimple, ShowMojo, or similar).
  • A proactive, positive, and solutions-oriented mindset.

The pay range for this role is $70,000 - $75,000 USD per year PLUS COMMISSION.
