Job Summary
We are seeking a dynamic and detail-oriented Property Manager to lead the daily operations of our residential properties in Clarkston, GA. In this role, you will oversee leasing activities, maintain property standards, ensure compliance with housing regulations, and foster positive relationships with tenants and vendors. You will be managing approximately 150 units. Your proactive approach will drive occupancy rates, maximize property value, and create a welcoming environment for residents and clients alike. **Monthly Commissions**
Responsibilities
- Manage all aspects of property operations, including leasing, rent collection, and maintenance coordination
- Conduct leasing applications and check references and send for main office approval
- Oversee tenant relations by addressing inquiries, resolving conflicts, and ensuring high levels of customer satisfaction
- Manage marketing efforts and online ads
- Meet with prospective renters and take them on tours of the units that interest them
- Ensure compliance with Fair Housing regulations, and other legal requirements such as Landlord-Tenant Law
- Utilize Yardi to track leasing activity, financials, and maintenance requests
- Conduct regular property inspections to maintain safety standards and oversee property maintenance and repairs
- Prepare contracts, lease agreements, and legal documentation while negotiating terms with tenants and vendors
- Coordinate property marketing efforts including upselling amenities and lease renewals to maximize occupancy rates
- Monitor use of community features like pools, laundry rooms, mail areas, playgrounds and other common areas.
Skills
- Proficiency in Yardi a must
- Strong knowledge of legal administrative processes related to real estate management and landlord-tenant law
- Excellent customer service skills coupled with effective conflict management and negotiation abilities
- Familiarity with Fair Housing regulations, contracts management, and facilities management practices
- Office experience including data entry, filing, phone etiquette, and administrative support functions
- Google Suite
