PROPERTY MAINTENANCE SPECIALIST
OVERALL RESPONSIBILITIES:
The Property Maintenance Specialist works closely with the Construction Manager to evaluate and carry out maintenance work orders and repairs for NeighborWorks Waco’s rental properties, for-sale homes, and main office. Responsibilities include a wide range of tasks across multiple trades such as electrical, plumbing, HVAC, carpentry, painting, roofing, and make-ready work. A significant portion of the role involves overseeing seasonal yard maintenance for properties owned or managed by NeighborWorks Waco, including vacant properties.
SCOPE OF RESPONSIBILITIES:
- Performs the day-to-day tasks assigned to the maintenance department.
- Evaluates systems or facilities to determine maintenance or repairs that need to be performed.
- Assesses building systems to plan work assignments and project schedules.
- Develops maintenance procedures and schedules.
- Ensures maintenance and repair work is completed correctly and in a timely manner.
- Keeps all equipment running throughout the workday and stored properly at the end of each day.
- Assists with maintenance budget estimates and costs of specific repair projects.
- Performs other related duties as assigned.
- Performs yard maintenance and supervises additional yard maintenance staff in peak seasons.
- Communicates with customers as needed for additional work order information and to schedule work times.
- Coordinates with the Construction Manager on large projects and make-ready work.
- Maintains records, reports, and files.
QUALIFICATIONS:
Qualifications include, but are not limited to: The successful applicant will have a minimum of five years of residential maintenance experience.
- Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
- Excellent analytical and problem-solving skills.
- Ability to identify issues and determine repairs that are needed.
- Ability to plan maintenance schedules for building systems.
- Ability to use a cell phone or tablet application for work order management.
- Excellent management and supervisory skills.
- Knowledgeable about and committed to keeping all equipment running at high efficiency.

COMPENSATION:
$58,000 per year
