PROPERTY MAINTENANCE SPECIALIST

OVERALL RESPONSIBILITIES:

The Property Maintenance Specialist works closely with the Construction Manager to evaluate and carry out maintenance work orders and repairs for NeighborWorks Waco’s rental properties, for-sale homes, and main office. Responsibilities include a wide range of tasks across multiple trades such as electrical, plumbing, HVAC, carpentry, painting, roofing, and make-ready work. A significant portion of the role involves overseeing seasonal yard maintenance for properties owned or managed by NeighborWorks Waco, including vacant properties.

SCOPE OF RESPONSIBILITIES:

• Performs the day-to-day tasks assigned to the maintenance department.
• Evaluates systems or facilities to determine maintenance or repairs that need to be performed.
• Assesses building systems to plan work assignments and project schedules.
• Develops maintenance procedures and schedules.
• Ensures maintenance and repair work is completed correctly and in a timely manner.
• Keeps all equipment running throughout the workday and stored properly at the end of each day.
• Assists with maintenance budget estimates and costs of specific repair projects.
• Performs other related duties as assigned.
• Performs yard maintenance and supervises additional yard maintenance staff in peak seasons.
• Communicates with customers as needed for additional work order information and to schedule work times.
• Coordinates with the Construction Manager on large projects and make-ready work.
• Maintains records, reports, and files.

QUALIFICATIONS:

Qualifications include, but are not limited to: The successful applicant will have a minimum of five years of residential maintenance experience.

• Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
• Excellent analytical and problem-solving skills.
• Ability to identify issues and determine repairs that are needed.
• Ability to plan maintenance schedules for building systems.
• Ability to use a cell phone or tablet application for work order management.
• Excellent management and supervisory skills.
• Knowledgeable about and committed to keeping all equipment running at high efficiency.

COMPENSATION:

$58,000 per year
