Property Manager – Luxury High-Rise Community
The Property Manager of our Luxury High-Rise Community is fully accountable for all property operations. This role requires a leader who can effectively manage and coordinate team members, daily activities, and available resources to achieve operational, financial, and service objectives set by the Area Vice President. Core objectives include delivering an exceptional luxury resident experience, maximizing occupancy, maintaining asset integrity, and enhancing the overall value of the community.

Qualifications

  • Minimum 5 years of experience in on-site property management.
  • Experience managing a luxury property or high-rise community is strongly preferred.
  • Experience with lease-up operations is a plus.
  • Minimum 1 year of supervisory experience with a proven record of leadership and operational success.
  • Thorough understanding of Fair Housing laws and compliance.
  • Certified Apartment Manager (CAM) designation preferred.
  • Advanced proficiency with Microsoft Office Suite, Gmail, Yardi, OneSite, RealPage, and additional luxury rental management systems.
  • Exceptional interpersonal and customer service skills with the ability to communicate effectively with high-end clientele.
  • Strong analytical, leadership, organizational, and presentation abilities.
  • Ability to travel for off-site meetings or professional conferences, including occasional overnight travel.
  • High School diploma or equivalent required; college degree preferred.
  • Fluent in reading, writing, and speaking English.
  • Ability to work at least 40 hours per weeks, including evenings, weekends, and emergencies based on property needs.

Additional High-Rise & Luxury Expertise

  • Experience managing high-rise building systems, including elevators, fire/life safety equipment, HVAC/chiller plants, emergency generators, and access control systems.
  • Knowledge of required annual inspections (elevators, fire alarms, sprinklers, backflow, etc.) and working with local municipalities and governing authorities.
  • Previous oversight of concierge-style services, luxury-level resident programs, and premium amenity operations.
  • Experience with vendor management, contract negotiation, and performance monitoring for valet, concierge, security, housekeeping, maintenance, and other key providers.
  • Familiarity with building technology systems such as access control, CCTV, package delivery systems, and smart-home integrations.

Duties and Responsibilities

Financial & Administrative Leadership

  • Manage and maintain annual property budget to align with financial goals.
  • Ensure timely rent collection, accurate posting, and complete financial reporting.
  • Submit invoices promptly to the corporate office for payment processing.
  • Oversee and execute eviction processes, utility cut-offs, and lien procedures in accordance with company policies and legal requirements.
  • Ensure all lease files and resident documentation are complete, accurate, and compliant.
  • Attend scheduled weekly/monthly corporate management meetings with the AVP and corporate leadership.
  • Maintain thorough records of all management activities and submit required weekly and monthly reports.

Luxury Resident Experience

  • Maintain a polished, luxury-level presentation of the leasing office, lobby, amenities, and model units at all times.
  • Oversee concierge-level services, resident engagement, communications, and premium event programming.
  • Handle high-end resident relations with discretion, professionalism, and hospitality-level service standards.

High-Rise Operations & Safety

  • Regularly walk and inspect the property, including amenity spaces, building systems, and vacant units, ensuring the highest standards of cleanliness and functionality.
  • Coordinate and schedule all maintenance activities, including preventive maintenance for high-rise equipment and building systems.
  • Complete required safety checklists and ensure full compliance with high-rise safety protocols.
  • Coordinate mandatory inspections (fire/life safety, elevators, sprinklers, backflow, etc.) with vendors and local authorities.
  • Oversee emergency preparedness planning, including fire drills, crisis communication, and incident response.
  • Immediately report all liability, safety, or property incidents to the corporate office.
  • Ensure timely reporting and proper handling of all workers’ compensation claims.

Team Leadership & Vendor Management

  • Hire, train, mentor, and manage all on-site team members to achieve operational excellence and deliver a luxury resident experience.
  • Oversee vendor selection, bidding, contract negotiations, and performance monitoring for key service providers.

Market & Strategic Responsibilities

  • Conduct monthly market surveys and provide competitive analysis and trend reporting for luxury properties in the area.
  • Stay informed on local market conditions, pricing strategies, and luxury amenity trends.
  • Shop competing luxury communities to ensure competitive positioning and innovation.
  • Assist with capital improvement planning, major repairs, and long-term asset preservation initiatives.
