Maintenance Technician
Reports To: Property Manager & Maintenance Lead
Location: Orchard Park, NY
Unit Count: 192
Salary: $23.00 per hour
Position Summary
The Maintenance Technician is responsible for performing general maintenance and repairs to ensure apartment homes, buildings, and grounds are maintained in a safe, clean, and efficient manner. This role supports resident satisfaction by responding promptly to service requests and completing preventative maintenance tasks.
Key Responsibilities
- Perform routine maintenance and repairs on apartments, common areas, and property grounds
- Complete resident service requests in a timely and professional manner
- Troubleshoot and repair HVAC systems, plumbing, electrical, appliances, and carpentry issues
- Prepare vacant units for new residents (turnovers/make-readies)
- Conduct preventative maintenance inspections and maintain records
- Maintain pools, fitness centers, and other community amenities
- Ensure compliance with safety standards and company policies
- Assist with emergency maintenance calls, including after-hours rotation
- Maintain tools, equipment, and maintenance shop organization
Required Skills & Qualifications
- High school diploma or GED required
- 1–3 years of apartment maintenance or related experience preferred
- Working knowledge of:
- HVAC systems (EPA certification preferred)
- Plumbing and electrical systems
- Appliance repair
- Drywall and painting
- Ability to use hand and power tools safely
- Strong troubleshooting and problem-solving skills
- Good customer service and communication skills
- Ability to lift 50 lbs and work in various weather conditions
- Valid driver's license
Work & Physical Requirements
- Indoor and outdoor work in residential community settings
- On-call or rotating emergency maintenance schedule
- Exposure to noise, dust, chemicals, and varying weather conditions
- Frequent standing, walking, bending, kneeling, and climbing ladders
- Ability to lift, push, and pull heavy equipment and materials
- Manual dexterity for handling tools and small parts
