This is a new 'hands-on' position responsible for ensuring the safety, operability, and general appearance of Nappi facilities, grounds and properties. Creates and maintains a PM program and reacts to day-to-day maintenance issues. Oversees mechanical, electrical, plumbing, grounds, and environmental systems within Nappi facilities and properties. This includes inspection, preventive maintenance, and repair of equipment and components and/or coordinating with internal and external resources as necessary.

Responsibilities

· Responsible for monitoring all mechanical, electrical, safety, and plumbing systems to ensure functioning at optimal efficiency and operational levels.

· Create and manage Preventive Maintenance program; schedule and execute all planned maintenance.

· Perform general repairs and maintenance (where qualified) for Nappi facility and properties involving a variety of trades including basic drywall, replacement of light bulbs, plumbing troubleshooting, light masonry, painting, carpentry, HVAC, etc.

· Perform troubleshooting to determine root cause of malfunctions and identify the most effective and efficient manner in which to proceed to make necessary repairs.

· Research and presents options and recommendations for repairs/replacements and seeks necessary authorizations to proceed.

· Coordinate internal resources, subcontractors, and professional services required for maintenance of facilities, equipment, grounds, and properties.

· Coordinate projects related to installation, maintenance and repair work including planning and scheduling of renovations, installations, special facility projects, etc.

· Support, promote, and maintain assigned facility safety and environmental compliance initiatives to maintain a safe environment.

· Oversee exterior maintenance contractor and perform incidental exterior maintenance, including snow removal, and other related outdoor tasks.

· Proactively monitor the general condition of the facilities, equipment, signage, and properties to ensure a high level of quality appearance, performance, and compliance with all with all regulatory and internal policies and guidelines.

· Inventory and order supplies, parts, equipment and materials for repairs, preventive maintenance and special projects including lighting, shop work, and determines appropriate quality of materials provided by contract vendors.

· Verifies the security of facility to ensure all entrances/hardware/software are secure and functioning correctly for to building security; responds to authorized requests to reopen facility during non-business times.

· Prepare and maintain records to document work and repairs as requested.

· Perform additional duties or projects as assigned.

Education/Experience/Skills

  • High school diploma or equivalent required; additional related technical/trade education desired.
  • General knowledge of standard work practices, methods, processes, and techniques in two or more trade areas (HVAC, plumbing, electrical) within a commercial facility is required.
  • Light carpentry, plumbing, and basic electrical troubleshooting skills; experience using hand and powered tools is required.
  • Ability to read and comprehend technical manuals, drawings, diagrams and any other technical data is required.
  • Demonstrated, solid interpersonal communication and team skills to effectively interact with all levels within the organization and vendors.
  • Proven problem-solving skills; ability to anticipate and manage through both short and long-term initiatives.
  • Previous demonstrated experience is a self-directed and motivated role; detail oriented, capable of managing multiple projects simultaneously.
  • Project management experience desired.
  • Proficiency with MS Office or similar software programs including Excel and Outlook is required.
  • Basic knowledge of applicable federal/state regulations (NFPA, ICC, IMC, NEC, OSHA, EPA, ADA, etc.) is desired.
  • Flexibility to adjust schedule for evening and weekend required responses and special projects.
  • Must possess a valid driver's license and acceptable driving history must be maintained.

Physical and Mental Demands

Physical and mental ability to perform the duties of this job include prolonged standing, reaching, kneeling, squatting, bending, frequent grasping of tools and objects and use of fine manipulation dexterity. Frequent climbing, walking, twist/turning, lifting of up to 85 lbs. from ground to shoulder levels and pulling/pushing of up to 185 lbs. is required. Occasional sitting, and driving primarily to local destinations. Work environment includes exposure to noise, various lighting, heat, fumes/dust particles, and vibrations.

Visual acuity, hearing, dexterity, coordination, and cognitive ability sufficient for performing required tasks and communicating efficiently and effectively with others. Mental ability to concentrate on details, and to perform more than one task at a time, including when under significant time and other pressures and to communicate professionally and effectively with co-workers and all levels of personnel.

While performing the duties of this job, the employee is occasionally exposed to outside weather conditions including heat, cold, rain, and snow. The noise level in the work environment is usually moderate. Ability to work in tight spaces and at varying heights from rooftops, ladders, and mechanical platforms is necessary. Physical stamina to work extended hours when necessary is required.
