Senior Construction Estimator – Residential Construction
We are seeking an experienced Senior Construction Estimator to join our growing residential construction team. This individual will play a critical role in preconstruction planning, budgeting, subcontractor procurement, and cost management for custom homes, renovations, additions, and ground-up residential construction projects.
The ideal candidate has extensive experience estimating residential construction projects, understands construction means and methods, can accurately interpret plans and specifications, and has a proven track record of developing and maintaining realistic project budgets.
Key Responsibilities:
Estimating & Preconstruction
- Perform quantity takeoffs and scope analysis for all trades.
- Identify missing information, design conflicts, and budget risks during plan review.
- Work hand and hand with the CEO to develop preliminary budgets during early design phases and refine estimates as projects progress.
- Create comprehensive bid packages and scope sheets for subcontractor solicitation.
Subcontractor & Vendor Management
- Collect, analyze, and compare subcontractor and vendor proposals.
- Meet subcontractors, review scopes, clarify expectations, & ensure complete pricing coverage.
- Identify scope gaps, overlaps, exclusions, and inconsistencies among competing bids.
- Build and maintain strong relationships with subcontractors and suppliers.
- Assist in subcontractor selection and procurement strategies.
Required Qualifications
- 3 years of estimating experience in residential construction.
- Strong understanding of luxury custom homes and ground-up residential projects.
- Ability to read and interpret architectural, structural, civil, and MEP drawings.
- Experience performing quantity takeoffs and detailed cost analysis.
- Proven experience managing subcontractor bidding and procurement processes.
- Strong understanding of residential construction methods, materials, sequencing, and trade coordination.
- Strong organizational, analytical, and communication skills.
- Proficiency with Microsoft Excel and construction estimating software.
- Experience estimating projects valued from $5,000,000 to $20M .
- Familiarity with value engineering and cost-planning methodologies.
- Knowledge of local South Florida labor and material pricing.
