Maintenance Technician

Summary:

The Maintenance Technician will perform general preventive maintenance and corrective repair of buildings, equipment, facilities, and grounds. Working under the supervision of the Operations Manager, this position is responsible for maintaining the appearance, functionality, and safety of company properties through building maintenance, equipment repairs, and groundskeeping. The successful candidate will be dependable, hardworking, and comfortable working both indoors and outdoors in varying weather conditions.

There will be no formal supervisory responsibilities in this position.

Essential Functions:

· Perform routine groundskeeping duties including mowing, trimming, edging, pruning shrubs, weed control, mulching, and seasonal landscaping.

· Operate and maintain groundskeeping equipment including zero-turn mowers, tractors, string trimmers, hedge trimmers, backpack blowers, chainsaws, and utility vehicles.

· Performs day-to-day repairs as well as emergency and preventive maintenance. Documents maintenance and repair records as required

· Reviews assigned work orders and estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks

· Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps

· Responsible for maintaining the cleanliness and safety of facility grounds and property, including tasks such as raking, sweeping, leaf blowing, snow removal, trash collection and disposal, clearing rooftops of debris and performing seasonal building and vacant space winterization.

· Performs door repairs, carpentry, furniture assembly and locksmith tasks as needed

· Responds quickly to emergency situations, summoning additional assistance as needed

· Be able to effectively communicate with residents, staff, vendors, and other suppliers

· Performs timely and prioritized snow removal for residential tenants on a seasonal basis.

· Troubleshoot, repair, and replace appliances

· Monitors fire suppression system and coordinates vendor for any repairs

· Ability to manage, repair, or coordinate repair to irrigation systems

· Ability to travel between multiple properties to complete work orders and maintenance tasks as needed.

· Performs other duties as assigned

Requirements

· The successful candidate must be currently authorized to work in the United States without the need for visa sponsorship now or in the future

· Must have a valid driver’s license

· Ability to be on call for after hours maintenance emergencies

Knowledge, Skills, and abilities:

· Experience operating commercial lawn care and grounds maintenance equipment

· Ability to identify and address grounds maintenance issues before they become safety hazards

· Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding

· Ability to write routine reports and correspondence.

· Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor

· Ability to understand and carry out general instructions in standard situations and solve problems in standard situations

· Basic analytical skills

· Must be able to make decisions based on a general understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor

Physical Requirements:

· Stooping, standing, walking, climbing stairs / ladders

· Ability to lift / carry heavy loads of 50 lbs. or more

Education and Experience:

High school diploma or GED (required)

Minimum of one year of related experience and/or training (required)
