MSH Development Group Inc. is a California-licensed General Engineering and General Building contractor serving Southern and Central California. Our work includes public works, school modernization, municipal construction, commercial renovations, medical tenant improvements, multifamily renovations, whole-home remodeling and accessory dwelling units.
We are seeking an experienced Senior Project Manager who can take complete ownership of assigned projects from preconstruction handoff through closeout.
POSITION SUMMARY
The Senior Project Manager will be responsible for the financial, contractual, administrative and schedule performance of assigned construction projects.
This is not a companywide operations-manager position. The Senior Project Manager will manage assigned projects and coordinate with company leadership, field supervisors, the estimator, office staff, bookkeeper, subcontractors, suppliers, design professionals, inspectors and clients.
The successful candidate must be able to anticipate problems, maintain accurate project records, protect contract rights and deliver projects without requiring the company president to manage routine daily decisions.
KEY RESPONSIBILITIES
Take ownership of assigned projects from award through final completion.
Review the estimate, contract, drawings, specifications, schedule, exclusions and subcontractor scopes before mobilization.
Prepare project budgets, cost codes, procurement schedules and project execution plans.
Maintain current cost-to-complete forecasts and projected final gross profit.
Update project financial forecasts at least weekly.
Develop and maintain baseline schedules, short-term lookaheads and recovery plans.
Coordinate subcontractors, suppliers, field supervisors and internal resources.
Track submittals, RFIs, inspections, material lead times and procurement commitments.
Prepare and manage owner and subcontractor change orders.
Identify changed conditions promptly and preserve contractual notice requirements.
Maintain complete documentation of directives, delays, additional work and impacts.
Review subcontractor agreements, purchase orders, invoices and payment applications.
Support accurate, timely owner billings and collection documentation.
Conduct regular project meetings and distribute clear meeting records.
Monitor quality, safety, schedule and contractual compliance.
Work with field leadership to prevent rework and resolve construction conflicts.
Manage project closeout, punch lists, warranties, as-builts, operation manuals and retention requirements.
Maintain professional relationships with clients, architects, engineers, inspectors and public agencies.
Escalate significant financial, contractual, safety or schedule issues promptly.
Provide company leadership with concise weekly reports identifying status, risks and required decisions.
MINIMUM QUALIFICATIONS
Seven or more years of construction project-management experience.
Demonstrated responsibility for projects of comparable size and complexity.
Experience managing general contracting projects from award through closeout.
Strong understanding of construction contracts, drawings and specifications.
Demonstrated ability to manage project budgets and cost-to-complete forecasts.
Experience preparing and negotiating change orders.
Strong scheduling, procurement and subcontractor-management skills.
Proficiency with Procore, Bluebeam, Microsoft Excel and construction scheduling tools.
Strong written communication and project-documentation skills.
Ability to manage multiple projects and deadlines.
Valid California driver’s license and ability to travel to project sites.
PREFERRED QUALIFICATIONS
California public works experience.
School district, DSA or municipal project experience.
Knowledge of prevailing-wage and certified-payroll coordination.
Commercial renovation or tenant-improvement experience.
Multifamily renovation, whole-home remodeling or ADU experience.
Degree in construction management, engineering, architecture or a related field.
OSHA certification or comparable safety training.
PERFORMANCE EXPECTATIONS
The Senior Project Manager will be measured on:
Project gross margin compared with the approved budget.
Accuracy of weekly cost-to-complete forecasts.
Schedule performance and recovery planning.
Timeliness and documentation of change orders.
Billing readiness and closeout performance.
Control of subcontractor commitments and procurement.
Reduction of rework and preventable project costs.
Client communication and project documentation.
Ability to independently manage routine project decisions.
The Senior Project Manager will have authority to manage assigned projects within approved contracts, budgets and company limits. New contracts, major unbudgeted commitments, claim settlements and material changes to contractual terms require executive approval.
