Job Summary
Maintenance Technician II maintains a positive relationship with all residents and fellow staff members to ensure excellent customer service. The position requires the ability to work on-call as assigned. Perform duties that support the maintenance needs of the community. Perform all other duties as directed by the Community Manager or Maintenance Supervisor and assist the overall team effort to deliver an exceptional living experience to the residents.
Essential Job Functions
- Daily, inspect all common areas, walkways, hallways, and laundry rooms and pick up trash and clean as needed.
- Daily, clean clubhouses, models, office buildings, and storage areas, and in detail at least once a week.
- Clean and maintain the appearance of all vacant market readies weekly by wiping them down and detailing necessary items.
- Walk, detail, and wipe down all assigned apartments 24 hours before scheduled move-in.
- When inclement weather occurs, assist with the removal of snow and ice from sidewalks, walkways, steps, and driveways.
- Maintain resident relations by providing excellent customer service to all residents.
- Maintain regular daily office hours, and work weekends and holidays as scheduled.
Other Duties
- Make recommendations to maintain a proper inventory of supplies and tools sufficient for turning units.
- Perform non-complex electrical, plumbing, painting, and carpentry work orders. Also, assists with reconfiguring spaces including moving furniture, and assists with cleaning.
- Complete assigned service request orders in an accurate and timely manner per Merion Residential’s standards.
- Follow all preventative maintenance programs and guidelines to minimize emergency repairs and service requests.
- Adhere to the company’s safety programs and guidelines to minimize emergency repairs and service requests.
- Walk the property daily to maintain “curb appeal.”

Qualifications:Knowledge, Skills, and Abilities
- At least 1 year of maintenance or construction experience.
- Ability to provide technical assistance to other maintenance team members.
- Propensity to learn how to perform non-complex maintenance work, including painting, plumbing, electrical, carpentry, and cleaning.
- Valid driver’s license required.
- Technical capacity – The ability to use a computer to input time data and to perform basic web-based tasks, including using Merion’s learning management system.
Required Education, Experience, and Certification
- A high school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience.
- At least two (2) years of mechanical and industrial experience, HVAC preferred.
- EPA Certification – The company’s expectation is that all Maintenance Technicians (including all Maintenance Technicians, Lead Maintenance Technicians, and Service Managers) staff members have their EPA certification (Type I & Type II at minimum, Universal preferred). For Maintenance Supervisors, EPA Universal certification is the standard.
- Deadline for completion: If you do not have your EPA certification upon hire, the company requires that HVAC training and certification are achieved within 180 days of hire as a condition of continued employment. Continuing education and other on-the-job training are provided as part of the company’s professional development commitment.
