Responsibilities
The Architectural Designer will be responsible for managing and executing all phases of architectural design, from conceptualization to construction administration. This role involves design development, technical documentation, coordination with stakeholders, and site involvement. Zoning Analysis & Schematic Design (25% of time)o Conduct site visits and prepare existing condition plans.o Produce and coordinate early-stage design proposals, including schematic design plans, site plans, sections, and elevations.o Develop initial design concepts through first sketches, 3D models, renderings, and mood boards.o Research zoning and land use regulations to ensure feasibility and compliance.o Select finishes and materials, creating material boards for review.o Lead and participate in client presentations and design meetings to gather input and tailor the proposal to client needs and expectations.Permit Set Documents (25%)o Prepare and compile comprehensive permit drawing sets, including:
Architectural plans, elevations, and sections.
Life safety plans and code compliance documentation.
Energy Code Plans, Schedules, And Technical Notes.o Coordinate With Code Consultants, Expeditors, And Regulatory Authorities Such As The NYC Department Of Buildings And Local Planning Boards.o Attend Planning Board Meetings And Respond To Inquiries Related To Permit Documents.Construction Documents (30%)o Develop Detailed Construction Drawings Including
Interior elevations, construction details, and comprehensive schedules (finishes, appliances, hardware).o Participate in value engineering processes to optimize design within budget constraints.o Perform cost analysis and liaise with product manufacturers and suppliers to select and specify project materials.o Manage coordination with general contractors, fabricators, consultants, and clients to align documentation with the construction scope.Site Visits & Construction Administration (20%)o Conduct regular site visits to monitor construction progress and ensure design intent is maintained.o Coordinate on-site with general contractors, fabricators, manufacturers, consultants, and clients.o Review and approve shop drawings and submittals from contractors and manufacturers.o Evaluate payment requisitions and maintain active communication with the General Contractor regarding project status.o At project closeout, prepare and issue punch lists and follow up on resolution of outstanding work items.Job Requirements: Position requires a Master’s degree (or foreign equivalent) in Architecture, or a closely related field of study.
