Location: Grass Valley, California
Ponderosa Pines Mobilehome Owners, Inc. is seeking a dependable, self-motivated, and experienced On-Site Maintenance Manager to oversee the maintenance, appearance, and daily operation of our beautiful 55 resident-owned manufactured home community.
This position includes on-site housing and offers the opportunity to live and work in a well-established community while helping maintain the quality and safety of the property.
Position Summary
The On-Site Maintenance Manager is responsible for maintaining the common areas, facilities, infrastructure, and overall appearance of the community. The successful candidate will work closely with the Board of Directors, Property Management, contractors, and residents to ensure the park remains clean, safe, and well maintained.
Primary ResponsibilitiesCommunity Maintenance
- Perform daily inspections of the community and identify maintenance needs.
- Maintain the clubhouse, common areas, parking lots, RV storage area, greenbelts, and walking areas.
- Perform routine grounds maintenance, including weed control, debris removal, blowing, and cleanup.
- Remove pine needles, pine cones, leaves, and other combustible materials to support fire safety.
- Maintain irrigation systems, drainage systems, and landscaping.
- Inspect vacant lots and report maintenance concerns.
Facilities & Infrastructure
- Maintain the pool, spa, clubhouse, mail areas, signage, lighting, fences, and community amenities.
- Monitor septic systems, drainage facilities, irrigation, and park infrastructure.
- Perform preventative maintenance and minor repairs.
- Respond to emergency maintenance issues as needed.
Contractor Coordination
- Obtain bids for maintenance projects.
- Coordinate and supervise outside vendors and contractors.
- Ensure work is completed according to Board expectations.
Resident Services
- Assist new residents with utility locations and community orientation.
- Respond professionally to resident maintenance concerns.
- Maintain positive working relationships with residents.
Administrative Responsibilities
- Maintain maintenance logs and inspection records.
- Submit weekly activity reports to Property Management.
- Document completed projects and report recommendations for future repairs.
Qualifications
- Experience in property maintenance, facilities management, construction, or a related field preferred.
- Working knowledge of plumbing, electrical, irrigation, landscaping, and general building maintenance.
- Ability to safely operate maintenance equipment and tools.
- Strong organizational and problem-solving skills.
- Ability to work independently with minimal supervision.
- Valid California driver's license with a satisfactory driving record.
- Ability to respond to after-hours emergencies.

Schedule
