Commercial Roofing Take-Off / Estimator

Overview

We are seeking a highly motivated and detail-oriented Commercial Roofing Take-Off / Estimator to join our dynamic team. In this role, you will be responsible for accurately interpreting construction blueprints, managing material and labor estimates, and preparing comprehensive proposals for commercial roofing projects. Your expertise will directly influence project bids, cost control, and client satisfaction. This position offers an exciting opportunity to work on diverse projects within the commercial construction industry, utilizing advanced estimating tools and software to deliver precise and competitive bids.

Responsibilities

• Review and interpret construction drawings, blueprints, and technical specifications related to commercial roofing projects.
• Utilize estimating software such as HeavyBid or equivalent to develop detailed project estimates, including material costs, labor, equipment, and subcontractor quotes.
• Perform quantity take-offs using Bluebeam or similar digital markup tools to determine material requirements from blueprints accurately.
• Manage project budgets by estimating costs, controlling expenses, and adjusting estimates based on client needs or project scope changes.
• Collaborate with clients, suppliers, and internal teams through effective negotiation to secure favorable pricing and terms.
• Prepare comprehensive bid proposals that include detailed scope of work, pricing breakdowns, and project timelines.
• Review construction management software and spreadsheets to track project progress, cost management, and change orders throughout the project lifecycle.
• Ensure all estimates align with industry standards and best practices in construction estimating for commercial roofing projects.
• Communicate clearly with clients regarding project scope, pricing details, and technical specifications while maintaining professional relationships.
• Assist in managing contracts, reviewing technical drawings for accuracy, and supporting project management efforts on-site when necessary.

Experience

• Proven experience in managing projects as a construction estimator within the commercial roofing or broader commercial construction industry.
• Strong proficiency with estimating software such as HeavyBid or equivalent; experience with Bluebeam is highly desirable.
• Demonstrated ability to read and interpret complex construction drawings and technical specifications confidently.
• Familiarity with construction management software systems and Microsoft Office suite (Excel, Word) for data analysis and documentation.
• Hands-on experience with blueprint reading, material cost estimating, and quantity take-offs from technical drawings.
• Knowledge of contract review processes, cost control strategies, and estimation for large-scale commercial projects.
• Background in construction site experience or active involvement in managing or estimating on-site activities is advantageous.
• Excellent negotiation skills combined with strong client communication abilities to foster positive relationships throughout the bidding process.
