Understanding the $90,000 to $135,000 Executive Bracket
The wider gap in the top tier allows the Board flexibility to scale compensation directly against four specific value levers: Years of Experience, Formal Higher Education, Advanced Industry Licensing, and proven Capital Project Execution.
A candidate’s position within this $45,000 spread is determined as follows:
1. The Low-to-Mid Range ($90,000 – $110,000)
This is the entry point for the Executive tier. A candidate in this bracket typically meets the baseline requirements but has a lopsided resume. For example:
- The 20-Year Veteran Without a Degree: They possess massive on-the-job knowledge of mountain property struggles but lack formal training in corporate accounting or engineering principles.
- The Certified Manager with Mid-Level Experience: They hold a valid CMCA designation and have hit the 8-to-10 year mark but haven’t yet quarterbacked a multimillion dollar infrastructure overhaul (like a full building siding replacement).
2. The Mid-to-High Range ($110,000 – $125,000)
Candidates in this bracket bring a complete blending of academic credentials, certifications, and project history:
- Dual-Track Experience and Education: They possess 15 years of direct industry experience paired with a bachelor’s degree in hospitality management, Accounting, or Civil/Structural Engineering.
- Proven Financial Stewardship: They can demonstrate a track record of successfully managing property Budgets, Reserve Study and coordinating with structural engineers to keep capital depreciation at bay.
- Advanced Licensing: They hold an active CMCA and are fully tracking toward or actively holding a PCAM (Professional Community Association Manager) the highest professional designation awarded by CAI.
3. The Elite Ceiling ($125,000 – $135,000)
To command the absolute top of the scale, the candidate must check every single high-value box for a seasonal resort environment:
- 15 Years Relevant Degree (or an elite 20 year track record with pristine professional references from similar resort-based luxury condominiums).
- Active PCAM Designation held in good standing.
- Crisis & Major Infrastructure Mastery: Proven history of personally managing structural projects valued over $1 Million (such as complete building envelopes, siding updates, or complex mechanical plant overhauls) without interrupting seasonal operations or mismanaging association funding.
*Note on Total Compensation Allocation: The package values listed above represent the maximum authorized expenditure per tier. The finalized offer will partition this value into base cash compensation and a comprehensive benefits package, which includes an on-site housing allowance/provision, monthly cell phone reimbursement, and full financial coverage for CAI membership and continuing education requirements.
