Maintenance Manager

Key Responsibilities
- Preventive Maintenance & Facility Operations
- Perform daily community walkthroughs (interior, exterior, and parking areas) to monitor safety and upkeep.
- Develop and maintain a preventative maintenance program, including HVAC, plumbing, electrical, and life safety systems.
- Maintain a Maintenance Log with all requested and completed work orders.
- Oversee contracted services for elevators, landscaping, HVAC, pest control, and other operational vendors.
- Ensure community grounds, entrances, and common areas remain clean, safe, and well-maintained.
- Safety, Compliance & Emergency Preparedness
- Develop, implement, and train staff on fire safety, disaster response, and evacuation procedures per local regulations.
- Conduct regular fire drills and maintain compliance records.
- Maintain survey readiness by ensuring safety logs, systems testing, and compliance documentation are current.
Qualifications & Skills
- High school diploma or equivalent.
- Minimum 2 years of maintenance experience in a large community, preferably healthcare-related.
- Knowledge of OSHA, ADA, fire safety codes, and life safety regulations.
- Ability to safely operate maintenance tools, cleaning equipment, and safety systems.
- Ability to assist with resident evacuation and ensure environmental safety.
- Excellent problem-solving skills and flexibility to manage competing priorities.
- Experience supervising maintenance teams or vendors.
- Familiarity with state licensing surveys and readiness procedures.
